Aloha, I'm always happy to report on the unexpected, especially when the news is good. Last blog I reported on a meeting held in Princeville where developer Jeff Stone said he was requesting a zoning change from R-4 to R-10 to put timeshare in on the Meadows and Greens area of Princeville. The meeting had the appearances of being held "under the radar" as there was very little notice. Fortunately, a few concerned citizens found out about the meeting and got the word out so that approximately 250 people showed up to voice their concerns. In today's Garden Island (1-25-09) it is reported that Jeff Stone is withdrawing the zoning amendment application "in order to allow us further time to engage more fully with the community." Aloha, There always seems to be one controversy or another going on regarding development on Kauai and the latest involves Princeville. Last night there was a "not well publicized" neighborhood meeting in Princeville with Jeff Stone as the speaker. You may know Stone as the individual who heads up a joint venture company called Princeville Associates LLC that paid around $220M back in 05 for the purchase of the 9,000-acre Princeville resort, including the 252-room Princeville Hotel, two Robert Trent Jones Jr. golf courses, a tennis club, health spa, shopping center (now on the market) airport and other land holdings on Kauai's North Shore. Aloha, It's been interesting week weather wise and a productive one in terms of real estate. Starting with the weather: it's been pretty much a mixed bag this week, with some rain, some sun and cooler temperatures (or at least what we call "cooler temperatures!") Friday the State closed schools everywhere but on the Big Island in anticipation of a huge winter storm that was supposed to hit accompanied by wind gusts of up to 60 mph. We did have several brief periods of heavy rain and some gusty winds, but the storm that was anticipated never really occurred. What did occur is that many working parents found themselves with children at home on a workday - and many were scrambling for a quick solution so they could get themselves off to work. Hau'oli Makahiki Hou! In other words, Happy New Year. We've been having a pretty wet winter so far, at least up here on the North Shore. It's fun to watch wave after wave of rain come in off the ocean. It's almost like it's prepackaged. You see it coming, then you hear it travel over the condo roof, and finally you can watch it move across the parking lot from the back lanai. Or, it may come the opposite direction from the mountains out to the sea. Either way, we're getting more than our share of wet weather. 2009 ushers in a new year for Real Estate, one which I think will make many buyers very happy. Aloha, The end of the year draws near as we count down the days until 2009. 2008 was certainly interesting and brought many great opportunities for real estate ownership. Aloha, Finally, we have a bright sunny day today. This past week is one where I've felt sorry for the visitors. After all, they come for the balmy trades, warm sun and bright blue skies but by and large, that was not the case last week. Although there were periods of sunshine, the days basically started and ended overcast and rainy. Aloha, This week ended as a wet one, with our first big winter storm slamming into the Island, causing flooding, road closures and flash flood warnings. The storm was Island wide with an average of 4 to 6 inches per hour of rain falling over most of the Island, with as much as 8 to 10 inches in some areas. (This per the Garden Island newspaper.) When it rains this hard, it's a great time to stay home and catch up with all the things you always meant to do ‘on a rainy day.' Naturally, there weren't too many people out looking at real estate. Aloha, It looks like the developer of Nihilani condos is finally getting competative with the resales. In other words, Brookfield is getting real. Case in point: Nihilani 33A, a three bedroom, two and a half bath townhouse style condo listed by Brookfield for $731,500 closed on 12-08 at the unbelievable price of $625,000. Now that's what I call a price discount and is a strong indication of how desperate the developer is to move these remaining units and get down to business with their new Poipu project, PiliMai. Don't get me wrong. There's nothing wrong with these condos that is causing the developer to "unload" then except for the fact that they got caught like everyone else in the market decline. Those of you who already own or have researched the Princeville area probably know that we have a "Princeville at Hanalei Community Association." Their November 2008 Newsletter provided some valuable updates which I'd like to share with you, starting with their request to close the path to Queen Emma's Bath during the winter months. This request comes as a result of two recent death at this popular tourist attraction. The parking lot and trail for Queen Emma's bath are owned and controlled by the County not the PHCA but the PHCA submitted a written request for closure of both the lot and the trail due to the dangerous condition often present during the winter months. Aloha, We've had glorious weather this past week. It's the kind of stuff that makes people immediately fall in love with the Island and never want to leave. Bright blue skies, a few puffy clouds now and again and a nice cool breeze. Yes, we do love that cool breeze coupled with the warmth of the sun. It simply can't be beat. We've already had several instances of winter swells which bring high surf. It was reported that Hanalei Bay saw waves 25 to 30 feet, and I've seen whitewater from my condo twice already this season. I always see the water but it's only when the waves are high that I am treated to the whitewater spray of the waves as they roll in. Absolutely awesome. Unlike Poipu Condominiums that experienced a 35% spike from 2004 to 2006, Princeville's Mean Sales Price increase has been more gradual. Consequently, the back-pedaling of equity values in the Princeville condominium market, therefore, shows statistically a much less less-dramatic contraction. This phenomenon may also be attributed to the consistently higher number of condominiums on the market in Princeville over Poipu that moderates such market fluctuations. For those of you who have been interested or already own homes in Princeville, HI, here’s an update on what’s happening in the community. You may already know that the Princeville Resort is closed for a $40 million renovation, but the Makai Golf Course is also getting a face lift. Golfers, here’s what’s happening (as per a flyer circulated in the local community dated Nov. 10th). Earth moving began in the area of the former practice putting green and #1 tees at the beginning of November. Further grading is going on at the #1 hole. The first green, surrounds and bunker complex shaping were schedule for the 2nd week of November with architect’s approval expected this week (I don’t know the status of that to date). Aloha, Winter most definitely showed its face yesterday in the form of a huge afternoon downpour that lasted off and on into the evening. I was at the stable riding, and had just gotten off my horse when the rain started. By the time I left there, I was soaked through and through and there were small rivulets of water everywhere. Here's a reblog of a post written by my new broker, Matt Beall, which i think makes a good point about October Sales Results of the Kauai Real Estate market. Of course, just as I was taking a flight on Monday night i met a golfer who told me his buddy fell in love with a home in Hanalei Bay and sure enough, it went into escrow today. Listing price, 12.990 Million. That being said, Matt makes some good points in his POV below...
