When prospective Kohala Coast real estate buyers ask me whether I think prices have hit bottom, I answer that it depends on where they are looking.  Some communities--Mauna Lani Point and Mauna Lani Terrace come to mind--have barely edged down off peak prices and are unlikely to given the composition of the seller pool and the high demand for those locations.  Others--beachfront Kolea being an example--have become a split market, with distress sales (those somewhere in the foreclosure pipeline, whether short sale or REO) at 50% or less than the peak, and non-distress sales of desirable units at a rather large premium to the distress sales. We just added four villas at Kolea to our vacation rental program this July.  We are really excited about the selection because they are each very unique and offer different locations within Kolea. Kolea 9J is a two bedroom villa that was just recently purchased.  9J offers a nice corridor ocean view and offers closer proximity to the Kolea Beach Club and ocean than most two bedroom villas at Kolea. There are at least three island tour boat companies that will take you on an adventure to see what's down under. What you'll see: manta rays, fish, dolphins, turtles, and during the winter time humpback whales. Just recently we acquired Kolea 4E, which is one of the most desireable villas at Kolea at Waikoloa Beach Resort.  It is situated at the end of the "front row" of Kolea just behind a vacant lot giving it one of the most private settings at Kolea.  It is also one of the few front row villas that primarily overlooks the deep waters of the Pacific Ocean versus A'Bay.  Overlooking these waters allows for some great whale watching in the winter months. #4. THE OCEAN. In most places, the water is relatively shallow here for a great distance from the shore. #5. GOLF. You could stay here for weeks and never play the same course twice. The signature holes of the resort courses are stunning and are among the most photographed in the world. The Kohala Coast is home to several PGA events, but you also have to dodge the wild turkeys and goats to play at the local course in Waikoloa Village. #9. THE WEATHER. Living here is reminiscent of the movie "Ground Hog Day." Just assume it will be beautiful, and you'll be correct. There is a minimum of rainfall. The temperature variation between summer and winter is much less than that between day and night. #8. THE VOLCANOES.  Simply spectacular. Mauna Kea in particular is one of the most unique places on the planet; it is home to some of the most sophisticated observatories in the world. The sunsets there, above the clouds, are something you will never forget. #7. WHALES. The winter months are a very special time on the Kohala Coast. The yearly visits of the humpbacks,  with their breaching and tail slapping, are a sight to behold. In February you can't look at the ocean without seeing one.
