The Maui Real Estate Market is slowed down and still holding good values for anyone who wants to Buy Maui Real Estate.  The housing has been rated with Median House prices for Maui County around $550,000, compared to last years Median at around $660,000 for a standard family home in Maui.  The condo market for Maui had stayed about the same from the prior year because this market had more hope of affordable pricing below the five hundreds.The land here on Maui still holds great value due to we are on an island and not enough to go around.  They are going to slow down water meters again for general construction of homes here in Maui.  This will again drive our home prices up one more time.  I would invite anyone to my website www.garybland.comand view our market supply.  Please blog back... 10/16/2007

It is a known fact Oprah has been here to Maui Hawaii and enjoying our little paradise.  She had purchased the Silver Cloud ranch a few years back and I can tell you it was one of the best Bed & Breakfast on the island of Maui.  It is now being renovated and I am sure it will be a more than premium property when it is completed.  I am hoping she opens this particular property back up to the public because I have memories of staying there prior to her purchase.  There is proof the actual Bed & Breakfast License is still active.  I guess we will all wait to see what happens.  10/16/2007

I am a seasoned agent with a number of sales years behind me.  I have noticed that the Century 21 All Islands office and teams are very helpful in keeping up with the times.  C21 has a Great web site for marketing so that you mail cards and flier to many people with just a click of the button.  I will also tell you that they are always having meetings talking about the change and how to keep up.  I have noticed that the Bigger Companies have a bit more power because of Name Recognition. 10/15/2007

I am posting again that I had a very BAD experience with this company.  I am in the process of turning them into the Better Business Bureau for robbing me for just short while.  I had mentioned in an earlier blog about this type of cruel activity going on.  It always seems to get the nice guy!  The so called leads are FAKE and it really disappointed me when I told them how unhappy I was.  They just wanted to give me more leads and keep my money.  I had talked to over fifteen people in this company and they still not have a clue.  I had watched others go right out of business and they will find out you can not treat good people like this.  Please take note this is a warning how they make you life a living h_ll. I am wondering how many homes you have visited and the owner is an avid smoker.  I know many people are against smoking in public and in restaurants and so on.  Do you think we should start asking the MLS boards to add this as a feature to the listings to save your non-smoking client from walking in and then right out?  It is also a concern in a condominium project.  Lets just say the neighbor is smoking in their own unit and the smoke emits from the unit into a non-smoking unit.  What do you think or have any ideas of what would be fair??  I think this is going to be the next disclosure item in the future. 10/13/2007

Halloween has our next attention. I wanted to let you know that our city of Lahaina has about five thousand participants each year with some people traveling in from Japan, Australia, Canada and many US mainland visitors.  This night out is one very large party.  The streets are filled with very unique costumes and sure to make you laugh.  The hotel rooms in this area are booked one year in advance.  The parking is lined up into this city for miles.  In the morning you see people who had not wanted to get an DUI and sleep in the cars.  I think it is a great idea.  The night of Halloween begins on Front Street and this whole section of the city is closed off for everyone to display thier artwork.  If you are a little crazy and want to let it out this is the time and the place.  10/13/2007

I am getting very excited about the humpback whales coming to our waters.  The season is approaching when they come down from Alaska and approx. 1600 of them show up.  I always tease my clients while showing them property during a showing if we can see the ocean.  I act like I am pushing a button on a remote while one just by chance jumps out of the water.  They always ask me "How did you do that?"  It is one of the best values we have to offer here in Maui.  I also do scuba diving and you can only imagine. 10/07/2007
