Valentine's weekend is a big movie weekend, at least judging by the star power out there this weekend it is.  Writing this post on new movies and events in Iowa City and Coralville for this weekend February 12 through February 14 it became clear that Valentine's weekend is a very important weekend on the calender - Probably more important here than anywhere else in the world I've lived.   537 Active Listings 60 Under Contract 4 Homes Sold Feb 1 - Feb 6 7.4 Months of inventory on the market The absorption rate in Iowa City is just over 7 months, so we still have a buyers market. 6 months of inventory of homes on the market is considered neutral and less than 6 months trending to a sellers market. What do you think the chances are of your home selling at an open house? Probably not great. At least not here in the Iowa City area. (I represent sellers in the Iowa City real estate market and can only speak for my area of course). Selling a home is all about getting the right buyer in the right home at the right time. Seems to me the stars need to be aligned just right for all of that to happen on a day that you and your agent choose!  Does that mean if you have a home on the market you shouldn't bother with open houses? The weekend is almost here - again! Amazing how time flies. What to watch out for when you make an offer on a condo in Iowa City So you've found the condo that's perfect for you and are all set to make an offer. You'll write up a purchase agreement and here in the Iowa City area we have an addendum where you get 5 calender days to review the homeowners condominium association documents. If you find something that doesn't suit you, then you can walk away from the deal. The weekend is upon us again. Time for my round up of movies and events in Iowa City and Coralville for January 15 through January 17.First, let's look at new movie releases. Two new movies to share with you this week. The first is The Book of Eli, with the movie-drawing magnet Denzel Washington. Will he topple Avatar from the top spot? I'm not sure, but I doubt it. Iowa City Real Estate: Don't Pay $59.00 For A Duplicate Warranty Deed   If you live in the Iowa City area you don't need to pay $59.00 for a duplicate warranty deed. Now I'm pretty sure you don't need to pay that anywhere in Iowa or the rest of the country, but since I am only 100% certain of my facts for around here I will limit this post to talking about that. It's coming up to the weekend again. And it's a pretty special weekend at that...  Christmas is the one holiday I can say sneaks up on me every time... I know it's coming and am always surprised how quickly it arrives! Never more than this year of course as I move back into my house after my fire, am surrounded by moving boxes and no carpet... Iowa City Police Department's interactive map shows the crime rate in Iowa City neighborhoods  What's the neighborhood like? Folks relocating to Iowa City ask me that all the time. This week I came across an article with info about a really cool interactive map that I think will be helpful to you if you're in the process of relocating to Iowa City and looking for information on crime stats in the area. Coralville Real Estate Market Report November 2009 It's the beginning of the month and time for my Coralville real estate market report for November 2009. The number of homes sold in November in Coralville was up by and amazing 92%. There were 25 homes sold in Coralville in November 2009 compared to 13 homes sold in November 2008. The average price of homes sold in November was $225,136 with an average of 98 days on market. The average price is up by 3% compared to last year when it was $218,246. Coralville is still bucking the trend we have in Iowa City and North Liberty, where the it's the lower priced homes that are selling.
