Home Sales in North Liberty January - September 2014 Home Sales in North Liberty are down by 15% for the year. Buyers have had a hard time finding homes to buy in North Liberty this year with an extremely low inventory of homes on the market during the peak selling time of the year. The biggest shortfall is with condos. Condo sales in North Liberty are down 37.5% for the year. 17 of the 126 homes currently listed as active on the MLS are condos. That's an incredibly low number of condos for sale in North Liberty right now. Especially when you consider just how important the condo market is in North Liberty. From my Snapshot of Home Sales in North Liberty at the beginning of the month you know that home sales in North Liberty are up for the year.  Today I have a graph and some numbers to share with you - I always think visual aids are helpful when it comes to processing data. The graph shows the number of homes sold and median price of homes sold in North Liberty January through September 2012 compared to 2011. Home sales were down a bit in February and July, but that doesn't change the fact that home sales are up 20% for the year in North Liberty. Home Prices are also looking good in North Liberty with no major highs and lows on this graph. After looking at home sales in Coralville and Iowa City, I pulled data from the Iowa City MLS to see how home sales in North Liberty are shaping up for the year. Home sales in North Liberty - January 1 through September 30, 2012 Number of homes sold in North Liberty so far this year is up 19.5% compared to 2011 Single family home sales are up by almost 17% - 195 single family homes sold in 2012 compared to 167 in 2011 Condo Sales are up by almost 9%. - 136 condos sold in 2012 compared to 125 in 2011 Zero Lot sales are up by a huge 43.5% - 122 zero lots sold in 2012 compared to 85 in 2011 The average price of a single family home in North Liberty is up by 7% for the year. What does Aborption Rate mean? How will knowing the Absorption Rate help sell your home in the Iowa City area? Real Estate Professionals throw around a lot of terms that don't mean a lot to sellers. Absorption Rate is one of them. The Absorption Rate is a calculation that tells us how long it will take for the market to "absorb" or sell homes based on current market conditions. More specifically, to calculate the Absorption Rate, we look at the number of homes currently on the market and calculate the length of time it will take those homes to sell if homes continue to sell at the current rate. Home Sales in North Liberty jumped right back up again in August after that slight glitch in Home Sales in July. 57 homes sold in August compared to 34 in August 2011. That's an impressive 67% increase in home sales in North Liberty compared to last year! And just in case you're looking for more proof that the North Liberty real estate market is hot at the moment, the absorption rate  is down at a very low 3.4 months, that's an average of 102 days on market. That's very good news for sellers as more buyer activity and less homes on the market typically leads to higher prices. North Liberty's newest neighborhood is Chesterfield Commons. North Liberty is a very popular choice with buyers looking for new construction condos at affordable prices. Located off Penn St, at Cambria Drive, the location is great with an easy shot to I-380, (without being too close), and easy access to Hwy 965 getting you to all the amenities North Liberty has to offer. (If you look at the map you'll see that the Chesterfield Commons Neighborhood is located about half way between the two). The town homes in the Chesterfield Commons Neighborhood offer 3 or 2 bedroom options with a full, three quarter and half bath. Spring and early summer is always the busiest time of the year in the Iowa City area real estate market and this year is no exception. In fact this spring is the busiest I've seen since getting into real estate 6 years ago.  In all this activity my blogging has taken a back seat and after skipping a couple of  market reports last month I figured I'd make up for it this month by looking at home sales in both March and April. I'll start with the North Liberty real estate market. April was a really  good month for home sales in North Liberty with 44 homes sold in April 2012 compared to 36 homes sold in April 2011. In fact the trend in the housing market in North Liberty is looking great with home sales up in both March and April. Lucky for me that February has an extra day this year so I can squeeze in my monthly market report for North Liberty at the last minute. Right in line with expectations Home sales in North Libery are up in January.  The numbers are almost as impressive as Iowa City. 26 homes sold in North Liberty January 2012 compared to 12 in 2011. That's a 116% increase compared to an increase of 138% in Iowa City in January. The absorption rate has dropped to 4.9 months, that's an average of 150 days on market. (6 months absorption rate is a balanced market). 4.9 months absorption rate is technically a sellers market. The breakdown of homes sold in North Liberty in 2011 is very different to either Iowa City or Coralville. If you're getting your information from the national media you may want to take note of that. Considering how close North Liberty is to Coralville and Iowa City you'd expect more similarities, but they are truly all very different real estate markets. Looking at the bigger picture, the housing market is trending in the right direction in the greater Iowa City area. If you're buying or selling a home in the area though you'll need to drill it down a whole lot from there. That's why I started these posts giving a breakdown of what is selling. Now that we have a full year of data to look at I'm having a fun time putting together market reports for the areas I know best. After looking at Iowa City and Coralville yesterday it's North Liberty's turn today. North Liberty is actually a lot more work to put together since on the MLS it is classified as the NW Quadrant, which includes a couple of smaller markets. I had to extract homes sold in those areas to get the number of homes that sold in North Liberty. On the up side, if you live in Tiffin and are interested in what's happening in the real estate market there, wonder no more. Time to bring some consistency into my market reports again after a hectic summer selling homes, followed by a hectic fall for me as I got all the pieces in place to start my own company. Generally my market updates start with Iowa City, the poster child of the area. This month I figure North Liberty deserves some extra attention, since that's the area that gets the least attention when I'm busy. (There are logistical reasons for that due to how I'm able to pull data from the Iowa City MLS, but I won't bore you with the details). North Liberty IA Real Estate Market: Home Sales in the 2nd and 3rd Quarter 2011 Keeping on top of market reports is turning out to be a challenge in the summer months when I'm busy. I'm doubling up with my quarterly reports and giving you two for one this time round by looking at 2nd and 3rd quarter home sales. Last week I covered Iowa City and Coralville. This week it's North Liberty's turn. 170 homes sold in North Liberty in the 2nd quarter 2011 compared to 238 homes sold in the 2nd Quarter 2010  -  That's a 28% decrease in home sales compared to last year for the 2nd quarter.  Now let's fast forward to the 3rd Quarter. 150 homes sold in North Liberty in the 3rd Quarter 2011 compared to 104 homes sold in the 3rd Quarter of 2010. That's a 44% increase in home sales compared to last yea...

Glorious sunshine, pleasant temps and low humidity. The weather in Iowa is about as good as it gets this October! This week I spent a lot of time in North Liberty. Not only was I out with a client looking at homes in North Liberty, I also listed a condo there and needed to take some photos for that. It was such a nice day I walked down the road a bit and took some photos of the pond and surrounding area. Just in case you're interested, the condo is at 560 Penn Ct and the link will take you to the listing with photos. It's a great location, close to I-380 and yet there is still a nice rural feel to the area. Home sales in the Iowa City area real estate market have been picking up in the last couple of months. I keep a pretty close eye on Iowa City, Coralville and North Liberty and home sales were up in all three areas in July and August. Periodically through the month I take the pulse of the market with a market snapshot. It's been a while since I did a market snapshot for North Liberty. Time to catch up on that now. Homes sold in North Liberty this month are at 24. There were 19 sold in the same time period last year. That's a good sign that the positive trend of the past few months continues to hold through September. As we march towards the end of the month it's high time I catch up with my market reports for August. Home sales were up in Iowa City and Coralville in August 2011 compared to 2010. Now it's time to look at North Liberty. The good news is that North Liberty also had a good month in August with home sales up by 26% compared to last year. 34 homes sold in North Liberty in August 2011 compared to 27 in 2010. The third quarter is definitely shaping up nicely for the Iowa City area. Home sales are up, although of course we still have a lot of inventory to get through. Buyers are still in the driver's seat and are putting pressure on home prices. 48 homes sold in North Liberty in May 2011 compared to 71 in May 2010. The surprising thing about the numbers is the fact that condo sales are up compared to last year. The big drop comes from single family homes and zero lot sales. This is totally different to Iowa City where single family home sales are doing much better than condos. If you follow my blog you'll know I keep an eye on the housing trends in Iowa City, Coralville and North Liberty. At the moment there's a lot of volatility with strange data like this that's hard to get a handle on. We're just going to have to be patient and watch and wait to see what happens in the coming months. This is the peak selling time of the year. 35 homes sold in North Liberty in April 2011 compared to 56 in April 2010. Bear in mind the first time homebuyer credit was around last year and that skews the comparison. There are 116 homes listed as pending or contingent. Homes showing as pending or contingent have accepted offers that still have contingencies on them to fulfill before they close. 292 homes in North Liberty are currently showing as active listings on the Iowa City MLS. Homes spend less time on the market in North Liberty than Iowa City or Coralville with an absorption rate of 7.2 months, that's an average of 219 days on market.  (6 months absorption rate would be a balanced market). 27 homes sold in North Liberty IA in February 2011 compared to 15 in February 2010. That's an 80% rise in home sales for the month of February. It seems North Liberty is back after a few dodgy months since the tax credit expired last year. Spring is bringing out the buyers in North Liberty and they don't need a tax credit as incentive to buy a home. They're out buying just because owning your own home is a fine thing to do. Of course there is the fact that interest rates are still incredibly low - Below 5%. And with the large amount of inventory of homes on the market we definitely still have a buyers market, with great buying opportunities for buyers. 12 homes sold in North Liberty IA in January 2011 compared to 18 in January 2010. 5 single family homes, 4 attached condos, 1 detached condo and 2 zero lots. In both Coralville and Iowa City it seems condo sales are on the rise. It's not happening in North Liberty yet, but there's still plenty of time. North Liberty has a big selection of new construction condos, both apartment style and townhouses. Typically the next few months are the strongest of the year for condo sales so we can expect to see much better numbers in the coming months in North Liberty as we head towards spring.
