January is almost done and I'm catching up with my market reports for December. (Yes, I've been that busy!) After the Iowa Association of Realtors released its Housing Trends Report for Iowa last week I caught up with market statistics for December 2010 in Iowa City and Coralville. Today it's North Liberty's turn. 29 homes sold in North Liberty in December 2010 compared to 18 in 2009. That's a 61% increase. Pretty impressive. On the whole North Liberty hadn't been doing as well in 2010 compared to 2009 as you can see from my year over year report. They sure made up for it in December!     Unsurprisingly there is downward pressure on home prices  in North Liberty comparing December 2010 to December 2009. We still have a lot of homes on the market and that means opportunities for buyers. ...

After looking at Iowa City and Coralville it's time to look at home sales in North Liberty in 2010. With a whole year's worth of data to research I could spend all my time pulling data from the Iowa City MLS to compare! This post shows a year over year comparison of residential sales and average price of homes sold in North Liberty IA in 2010 compared to 2009. 471 homes sold in North Liberty IA from January to December 2010 compared to 545 homes sold in the same time frame in 2009. The North Liberty real estate market is looking good with both single family homes and zero lots showing a rise in home sales. The big exception of course is the major drop in condo sales. On Monday I looked at the number of homes sold in November in North Liberty. I collected data from the Iowa City MLS showing the number of homes sold in November from 2006 through 2010. Today I thought I'd follow up with the average price in the last five years. The number of homes sold in November in North Liberty was down, but on the up side the prices are up. The same goes for Coralville. Oddly enough, in Iowa City it's the other way round. My monthly report for November is taking on a different format this month. Real estate sales are seasonal so comparing with the same month in a different year is usually the most logical way to compare the number of homes sold. This month however comparing November 2010 to November 2009 was definitely not comparing apples with apples. Last year the first time homebuyer credit was due to expire on November 30. That had a big impact on home sales in our area in general, not just North Liberty. Not wanting to give you totally skewed numbers I figured the best option was just to look at home sales over the last 5 years and see how we're doing that way.   As you can see, home sales for November are down quite significantly in North Liberty in November compared to previous years. North Liberty IA Real Estate: Market Statistics October 2010 Compared to October 2009 21 homes sold in North Liberty in October 2010 compared to 35 homes sold in October 2009. The expiration of the homebuyer tax credit has certainly had a negative impact on the North Liberty real estate market. Fortunately North Liberty has done very well in the last couple of years as one of the fastest growing towns in Iowa, so there's no reason to think it won't bounce back fairly quickly. North Liberty IA Real Estate Market Report July - September 2010 / 3rd Quarter Compared to July - September 2009 / 3rd Quarter 2009 104 homes sold in North Liberty in the 3rd Qtr 2010 compared to 211 homes sold in the 3rd Qtr 2009. You don't need a calculator to see that home sales are down by 50% over last year. When you consider that home sales were up by 35% in the 2nd quarter it's safe to say the expiration of the home buyer tax credit is having a big impact on the North Liberty market.
