Weekly Market Update North Liberty, IA August 16, 2010 - Number of Homes Sold, Average Price & Days on Market.   215 Active Listings29 Homes Under Contract0 Homes Sold August 9 - August 14, 2010 Zero homes sold in North Liberty last week. This is a first for me since starting my weekly reports for the area. It could change in the next day or so as agents enter more information on home sales into the MLS system. If that happens I will update this report. Despite the lack of closings last week, North Liberty still has the fastest turnover of homes in the area with the best absorption rate. There are 5 months of inventory on the market = 152 days on market. According to that calculation we have 5 months of inventory on the market, that's 151 days on market. July has been slow in the area and the absorption rate has slipped a bit in North Liberty compared to recent weeks. What does this mean for you as a buyer? North Liberty Real Estate Market Report July 2010 Compared to July 2009 51 homes sold in North Liberty in July 2010 compared to 130 homes sold in July 2009. Not exactly encouraging numbers of course. Homes Sold in North Liberty, Iowa - Week Ending July 24, 20108 homes sold in North Liberty last week. This number is lower than last year when 25 homes sold in the same time period. According to MLS Data the number of days on market decreased from 94 to 74. 8 Homes Sold Week ending July 24, 2010 Avg Price: $186,863 4 single family homes sold Avg Price: $232,425 3 condos sold Avg Price: $140,100 1 Zero Lot Sold Avg Price: $144,900 It looks like July will be a soft month for sales. Not really surprising considering the expiration of the tax credit on June 30. It was clear that the housing market would need time to correct after that. North Liberty Real Estate Market Report 2nd Quarter / April - June 2010 Compared to April - June 2009     236 homes sold in North Liberty in the 2nd Qtr 2010 compared to 175 homes sold in the 2nd Qtr 2009. That's an increase of almost 35%. This is my sixth real estate market report this week and the thing that jumps out in all of them is that condo sales are on the rise. If you look at the numbers for Iowa City and Coralville you will see that condo sales are on the rise there too. Fantastic news considering we have lots of condos in our market! North Liberty Real Estate Market Report June 2010 Compared to June 2009 109 homes sold in North Liberty in June 2010 compared to 80 homes sold in June 2009. That's an increase of 36% and not surprisingly the best in the area. What jumps out in the graph above is that condo sales have increased by almost 47% compared to last year! If you look at the numbers for Iowa City and Coralville you will see that condo sales are on the rise there too. We have a market saturated with condos so this is great to see. North Liberty has the strongest numbers in the area and continues to do better than Coralville or Iowa City when it comes to how long inventory stays on the market. 4.3 months is definitely trending towards a sellers market.   There were 55 homes sold in North Liberty in April 2010 compared to 42 homes sold in April 2009. That's a nice solid 31% increase.
