The absorption rate is the best in the area and likely to go down even more in the coming months. North Liberty continues to be popular with lots of new construction homes at good prices. North Liberty Real Estate Market Report March 2010 It's the beginning of the month and time for a first look at home sales for March in the North Liberty area. Similar to last month, home sales in March are down slightly again compared to last year in the North Liberty area.     31 homes sold in March 2010 in comparison to 33 in March 2009.* North Liberty is one of the fastest growing towns in Iowa and home sales are strong in the area, so this is a bit of a surprise. From my weekly market updates you'll also see there are a growing number of homes under contract, so right now I'm going to assume that once they close this perceived drop in home sales of the last couple of months will correct itself.The median price of homes sold in March is down 6% ti $147,000 compared to $157,000 in Ma...

This is likely to change when the large number of homes under contract start to close. This is one time where the pie graph is really helping to show that almost a quarter of the the current inventory is under contract. (24.5% to be precise). The absorption rate in North Liberty is 5.6 months and still trending towards a sellers market.  North Liberty continues to benefit from the homebuyer tax credit as homebuyers race to meet the deadline of April 30 for an accepted offer. The large number of homes under contract is an indicator that once they start closing in bigger numbers it's likely to have a positive impact on the absorption rate.       244 Active Listings 66 Under Contract 0 Homes Sold February 21 - February 27, 2010 5.4 Months of inventory on the market The absorption rate for North Liberty is still good at 5.4 months and trending towards a sellers market. Although no homes sold last week there are 12 more homes under contract - A good sign that buyers are out taking advantage of the homebuyer tax credit before the deadline of April 30. If you're not familiar with the absorption rate, more than 6 months of inventory of homes on the market is a buyers market, 6 months of inventory of homes is considered neutral and less than 6 months a sellers market. North Liberty Real Estate Market Report January 2010 It's the beginning of the month and time for a first look at homes sold in the North Liberty area in January. Homes sold in North Liberty are up by 11% compared to last year. 20 homes sold in January 2010 in comparison to 18 in January 2009. Considering you really need to be motivated to buy a house in a very hard and bitterly cold winter in Iowa this is definitely good news. The average price of homes sold in January was also up slightly at $154,752 compared to $144,130 in January 2009. That's an increase of 7%. With an average of 80 days on the market. North Liberty IA Real Estate Market Report November 2009 It's the beginning of the month and time for my North Liberty real estate market report for November.  The number of homes sold in North Liberty in November was up 77% with 53 homes sold in November 2009 in comparison to 30 in November 2008. Can't beat numbers like that. Of course we had the first time homebuyer tax credit that was due to expire on November 30 and that probably contributed to the large increase in year over year sales. Having said that, North Liberty has profited big time from the first time homebuyer credit anyway with strong home sales almost consistently throughout the year. North Liberty Iowa Real Estate Market Report October 2009 After posting my monthly reports for the Iowa City and Coralville real estate market it's time to take a first look at the North Liberty real estate market. Looks like I saved the best till last...39 homes sold in North Liberty in October 2009 compared to 29 in October 2008. That's an increase of 34%. The median price of homes sold in October was $142,900, which is down by 20%  compared to last year.
