According to Realtytrac, The Boise Valley was in the top three metro areas with increases, over the past year, in foreclosures.  Specifically, third quarter foreclosures are projected to be 4,157, or 1.76% of the market (that's 1 in 57!).  This represents a surge of 22.16% over the same quarter from last year and moves into the top 20 in the nation.  The national average is projected to be .73% which represents an increase of 22.5%.CLICK HERE for the entire article from RealtyTrac.

Well, we just got a little confirmation concerning the Homebuyer Tax Credit.  Apparntly an endorsement by the Administration has just been announced to extend and expand the Homebuyer Tax Credit.  If enacted it would entail the following: Allow current homeowners who buy a new home qualify for a $6,500 credit as long as they have lived at their current residence for 5 years. The income limit would increase from $75K to $125K for individuals and from $150K to $250 for couples. The expiration date would be extended from November 30th of this year to April 30th, 2010 with a 60 day allowance beyond that date to close the transaction. This is excellent news for us here in The Boise Valley and should contribute significanly to any market recovery in the near future.

I guess this is a perfect topic for me to write my first official blog post!  While there have been "rumors" for some time concerning an extension to the First Time Buyers Credit it appears that we should see something within the next week.Senator Reid and other senior Democrats in the Senate have apparently reached an agreement to extend the expiring $8K tax credit for first-time home buyers, Senate Banking Committee Chairman Christopher Dodd said Tuesday. This is great news as "New Home" sales were down 3.6% last month.  My feeling is this is a direct result of the credit program sunsetting.  While the home inventory here in The Boise Valley is slowly coming down this is great news and will hopefully buoy the local market through the slower winter months.

Congrats to Boise State Broncos for a convincing win over Hawaii! In case you've missed it, I like to congratulate the Boise State Broncos every Sunday.  They put up another big "W" up Saturday. Despite TCU getting by them in the rankings, I still have faith they will make it again this year.  Usually I have nothing but good things to say about them but if I were to mention one thing they could improve on, get rid of the terrible announcers that handle the local broadcast.  It's really takes away from the game. And if channel 7 wanted to get some decent HD cameras that wouldn't be so bad either.

Eric Evans Construction dispalyed a custom home during the 2009 Boise Fall Collection of Homes. Last we I took a tour of the home with the builder. What you can't see in hte video is how custom this home is. Not only in terms of interior finishes but also behind the walls. The home is really built to the standatrds of a commercial building. The builder even said this was the most architectually intense home his company has built. Check it out-

I have a rental in Boise Idaho that is infested with carpenter ants.  I have been through 2 exterminators who have put stuff in my crawl space, put stuff in my walls, put stuff in the house and outside the house.  My handyman found 6 nests and destroyed them and yet the keep coming back.  I am a wits end.  My tennant is about to move out and I don't blame her.  Carpenter ants are  something that must be disclosed when a house is sold and the market it terrible anyway.  I can't move another tennant in until the ants are gone.  I am also running out of money to deal with this problem or an empty rental.  How do I get rid of these pests?  Have they destroyed my house?

Boise, Idaho short sale success, another one closed in 64 days!   We just closed on my 2133 Leadville property in Boise, Idaho.  I couldn't have been more happy with the outcome.  The sellers came in asking us for help and in 64 days from contract to close we were able to successfully get them released without a deficiency on this short sale.  The cherry on top was the lender gave the sellers nearly $1000.00 dollars for completing the short sale.  We were able to close this short sale before any notice of default was ever filed and the quick close helped to minimize any damage to the sellers credit. Here in Idaho, the First Time Home Buyer Tax Credit program has been a God send.  It has stimulated Idaho home sales over last year and I'm sure its kept plenty of Idaho Real Estate Professionals in business. Even though the First Time Home Buyer Tax Credit is not new, I still get many questions regarding the program.  when it first started, we had few resources to call on.  I recently found the official IRS site and form that I have been forwarding to all my Idaho First Time Home Buyers.
