  If you read my last article about making predictions for Boise Real Estate, you’ll remember that making predictions in real estate is risky business but I’ve gone ahead and decided to do it anyhow. My first prediction is going to be pretty conservative.   Rather than having you wait until the middle of August to know how many homes sold in July, I am going to tell you today! This prediction is going to be tough because we currently have nearly double the pending contracts last month than there were the year before.  So, the actual sales could be higher than I am going to predict if they wind up closing in the next 15 days.  Chances are though, they wont because I have a feeling that many of them are ’short-sales’ which could take longer.   It wasn’t long ago that the only homes for sale in Boise for under $100,000 had wheels.  Today however, this isn’t the case. After doing a very simple search for homes in Boise, I found that there are currently (as of 7/14/2009) 118 homes/condos/town homes available for $100k or less! Full Detail MLS Listings of the 118 homes in Boise less than $100,000 Sure some of them may be trashed out, but the majority are solid, quality homes.  Better yet, at today’s FHA rate of somewhere at or around 5.5%, your payment is most likely lower than what you’re paying for rent. This is a rave: this morning, I attended the closing of a house I listed just 34 days ago! Everything on this transaction went smooth as silk. I received a referral from Keller Williams in Coeur d'Alene, Idaho for a short sale listing. I met with the sellers, who had to have been some of the nicest people I have ever worked with. We had showings immediately and multiple offers and best of all, the best offer was a cash offer with a quick closing. Once the offer was submitted to the bank (GMAC), I had a call from the agent that would be doing the BPO within one day. Eight years ago, as we were moving from Salt Lake to Seattle I distinctly remember turning to my then-boyfriend and saying as we clipped along I84 westward through Boise: "What a F*@#ing shithole - who would ever live here?" in a sneering tone of incredulity.  As fate would have it (and perhaps as karmic retribution). . .   Just last week, someone asked the question, “How much have housing prices dropped in the [Boise] area?”  The context of the question was mostly with regard to the housing boom time frame which began in or around 2004. I thought I would share my answer since it took me some time to dig up the Multiple Listing Service (MLS)  Data. I just got an approval on two of my short sales.  The first one I have had since May 2008 with Countrywide.  They finally approved both the second and the first mortgage for the sale.  At the price that I submitted on the offer.  It took 4 appraisals but I was right on the price.  They are paying a toal of 5% commission since it is an investor backed loan.  They did ask for my seller to contribute about $5000 dollars to the sale, but I told them to go fly.  So, they decided not to ask for the money or any loan papers for my seller to sign asking for the money later.  Success! The other home finally was approved and it only had one mortage.  They have had this file since December of 2008.  Countrywide approved it at my price listed and the price of the offer.  They are paying 6% commissi...

There are hundreds of short sale properties on the market in Boise, Idaho. We have 467 "possible" short sales in Boise, Idaho as of May 22, 2009. That's according to Intermountain MLS stats I pulled yesterday evening. There is a new phase out at Hidden Springs called Rolling Hills at Hidden Springs.  There are some wonderful view lots available at excellent prices (with home).  I snapped a few pictures of the area the other day when I was up there and wanted to share them with you.  The land was purchased by a builder at quite a deal, so they're building new homes on these lots and selling for very competitive prices...even in today's market.  They are actually competing against short sale and REO properties in price.  This phenomenon is taking place in several places in the greater Boise area, and it is great for buyers.
