Selling homes these days has become more difficult than ever.  Add to it the fact that a lot of sellers are upside-down on their home; They owe the bank more than it is worth.  Many sellers are trying so hard to get out from under their home that they are looking to Realtors now, more than ever to help provide the solution.  We have come up with a simple list of 5 things that a home must have before it will sell.  It’s called the 5 Rights. It’s a fairly straightforward list, but if one of the 5 Rights is missing, you will either experience longer days on the market or be forced to make up for the shortfall in other areas such as Price or maybe even Terms.  You can have a Picture Perfect home and a terrible Price and your home will sit until the market either improves, the inventory dr...

According to Business Week magazine Boise, Idaho is ranked as one of the top cities to raise children in 2009.  The rankings were weighted heavily on school performance and safety.  It's a bit of welcome good news even if all the locals already knew it.  You can read the full article and read the rest of the ranking results here: http://finance.yahoo.com/family-home/article/106120/The-Best-Places-to-Raise-Your-Kids-2009.

I went to the Building Contractors Association of SW Idaho Developers Council and got the latest development #'s for 2008. Ada County recorded 100 new plats in 2008 YTD compared to 187 total plats in '07. This equated to 2,359 lots compared to 6,461 in 2007. Quick Math on these #'s equates to 23.59 lots per new plat in '08 compared to 34.51 in '07. Read more Trey LangfordFounder www.BuildingCredibility.com

The media tells us daily that nothing is selling.  Home sellers, buyers, and even real estate agents believe it.  Why?  What is it about us that makes us take what we hear on TV or read in the paper as gospel?  The reality is things are selling in Ada County.  Why aren't we hearing about this in the news?    Here are some real facts.  The average days on market for Ada County in 2008 (Jan through Sept.) have ranged between a low of 65 and a high of 76.  During that same time period, an average of 465 homes have sold each month adding up to an average of $111,791,889 per month in total sales.   Data available courtesy of Intermountain Multiple Listing Services.  Information in deemed reliable, but not guaranteed.   Many sellers may wonder, if homes are selling, why isn't mine?  Well, t...

In case you haven’t noticed, our real estate market currently favors buyers, not sellers.  Buyers have ample choice with many homes to look at and they have the upper hand when it comes to negotiating things like closing costs, price reductions, down payment assistance, and other terms.  But for some odd reason, many buyers are giving up that upper hand  by calling the seller or sellers agent directly.  Sadly, most buyers soon realize that they don’t have anyone looking out specifically for them and by now it’s too late, they’ve already signed paperwork.  Having a trustworthy agent working on your behalf and only your behalf is critical in this market. Think of the real estate market and the transactional process of buying a home like a river. In the river there are fast spots, slow s...

It seems as though grocery stores, mega-stores and department stores put their seasonal stuff out so early, that it’s easy to forget what season we’re really  in.  If you’ve forgotten about Halloween, its likely that you dont have any kids running around your house reminding you constantly.  My kids however, are too young to know about it and so, the only reminder I have is those little annoying noise making heckling witches in the check-out aisle at the gorcery stores.  So, if you’re wanting to know what trickery is available for you and your family this year, I’ve put together a couple events that you can take part in. Children’s Harvest Festival If you’re on a budget and need some wholesome family Halloween alternative, check out the ‘Children’s Harvest Festival’ at the Expo Idaho ...

It came up yesterday with a buyer client of mine who called and asked if he should lock in his loan. The circumstances of his particular transaction are a bit unique because he is buying a short sale and we are awaiting the sellers banks approval, so the actual closing date is up in the air. Given those issues, deciding when to lock from a time-frame standpoint is difficult. I’d like to focus on locking your loan and buying points from a financial perspective and when it is a right time to lock your loan. So, what’s a Point? A ‘point’ in mortgage and loan lingo is typically 0.25%.  Simple.  If interest rates are at 6.5 percent, you can buy down your loan by purchasing points. So, for examples sake, a point on a $100,000 loan might cost you $1000. Lowering your payment from $632.07 (P+...

This one is a bit painful for me but I think it's worth paying attention to.  It appears that homeless shelters in the Boise area are helping record numbers of people amid a drop in donations.  Read the full article here: http://www.idahostatesman.com/newsupdates/story/554194.html. The troubled economy is as far reaching as any of us have probably ever seen.  This is a time for us all to pull together and help each other out.

Home Sales are on the rise nationally according to the NAR.  While most have been focused ont he roller-coaster movements of the stock market existing home sales climbed nationally by 5.5%. Like many of you, we here at The Urban Agent Team have been eagerly anticipating Phase 2 of The Aspen (on the SW corner of 8th and Front) in BoDo since we first saw the Sketch-up renderings for this forward-thinking, modern, architectural oasis in downtown Boise. The Aspen is a condo project that embodies urban living in both price point and amenities. Released to the market in two phases, Phase 1 comprised 28 units on floors 10-17, ranging from $449k to nearly $1.5 million. With price point, amenities and finishes, this Phase was primarily targeted to the baby boomer urbanite and sold quickly. Only 8 units remain at the time of this posting. In contrast, newly available Phase 2 comprises 50 units on floors 5-9, ranging from $179k to $499k, catering to the echo boomer urbanite to whom ...

Realism -- seeing the risks, having the courage to bear bad news, and being prepared for famine as well as plenty.  Realtors tend to be a very optimistic group. That’s our job, to encourage people to make wise decisions. So we have to find something good in every market or we will be out of business. I enjoyed this article by Deanna Salazar and Kerry Brown. Sometimes facts can help put some perspective into the local market.  Not that we aren’t being effected by Washington, but  there are other things to consider when buying or selling in the Boise Market.   Deanna “Late Night Letterman” Salazar’s Top Ten Good Things About Today’s Economic Storm  10. Below are some key areas to consider when purchasing a new home.  When having a home inspected make sure it is done by a professional and pay extra attention to the following areas: · Fireplace/Chimney and Flue.  Be sure all are safe, working, and clean. · Furnace and Air Conditioner.  How old are they?  Run them and have them inspected to make sure they are operating properly.  Have they been routinely serviced? · Windows and Doors.  Do all window and doors close properly and tightly?  Do the doors hang at the right angle or do some sag? · Plumbing.  Are the faucets and drains working properly?  Check for leaks under sinks and garage or anywhere pipes are. · Electrical. Have all circuits and outlets checked. · Roof. How old is the roof? Does it need any repairs? Look at the home's ceil...

The real estate market has not just slowed down, it is almost standing still. Each and every month there are more houses on the market for sale and les homes are sold. So how do you sell a house fast in the very slow real estate market? You have to find and receive an offer from the right home buyer for your house. When it comes to selling your home you have very few options, especially if you need a quick sale. You can try to sell your house by yourself with a for sale with owner company. You can list your home with a real estate agent who will put your home on the multiple listing service and hope for a buyer. Or you can sell your home to a real estate investor who buys homes fast from motivated home sellers. There are many reasons home owners need to sell their house quickly, hare are ...

With all the blabber in Boise about "top 10 this" and "top 10 that" it's about time for Boise to come to terms with the fact it didn't make a list. And a list that seems pretty telling for the future Urban Metrocenters: The Inc. 500 of fast-growing businesses lists these metro areas with the most companies on the list: Washington, DC, 39 companies New York, 31 Atlanta, 29 Chicago, 27 Los Angeles, 26 Dallas/San Francisco, 20 Boston, 18 Miami, 14 Philadelphia/Seattle, 13 Here's the other interesting list, metro areas with the most companies per million residents: Provo, Utah, 14.2 companies Austin, 7.5 Washington, DC, 7.3 Raleigh, NC, 6.7 Colorado Springs, CO, 6.6 Salt Lake City, 6.4 San Jose, 6.1 Atlanta/Scranton, PA, 5.5 San Franciso, 4.8 Now, I never expected to see a beacon of Boise l...

Congratualtions Steve Martinez for a job well done! Idaho's first home builder referral network! (New Feature)   Submitted by KK Boise Subdivision Harris Ranch Home Completed March 2008 Share your Experience. Tradewinds originally built our home. We wanted to extend a request for bid to them because the original construction was high quality and they have always been responsive to our needs. Since our home had a west-facing back yard and no mature trees, the sun in summer was absolutely horrific. We decided to build a deck cover that looked like an extension of the house to block the sun and heat. Tradewinds provided a competitive quote and were willing to listen to our design ideas and develop a solid plan. The workers were professional and FAST. The project ended on time and on budge...
