Why should you buy this home and why should you pay this price? When the market is soft, buyers have more choices and time to research and compare. This means that developers, builders and realtors must answer the question “Why” or they will not sell their homes. It is hard to fool today’s home buyer who has access to so much information and is asking so many questions. Today’s serious home buyer is spending hours online and will view over 50 homes before making a decision. When the real estate market was hot, builders and developers created new subdivisions and homes as fast as possible to meet demand but now they have to create that demand by bringing the best possible communities at the best possible price to market. This means they are offering more value to sell homes than ever bef...

As a child I was very artistic.  I was always drawing, and painting.  My interest in Interior Design began at a very young age as well.  I remember when I was 8 years old, I found a picture in Better Homes & Gardens of Blue Mountains. I wanted so badly to paint that on the wall of my bedroom.  For some reason, I couldn't do it, but I was always planning out new decorating schemes.  I also enjoyed drawing out floorplans of homes!  I designed some great Mansions in my day!  So, when I entered into the Boise Real Estate industry, it was no surprise that I gravitated to New Construction Homes!  I love New Homes! They are in immaculate condition, have all the latest colors and finishes, make the best use of the available square footage, and still have that "New Home Smell"! As part of my ser...

I primarily represent the seller's in a short sale situation.  Most of the my previous post have been advising them on how to approach the process.  Lately it seems to be the biggest buzz word buyer's are using.  Everyone wants a bargain and the Treasure Valley has a fair amount of them out there. So if you're thinking of taking the plunge I say go for it!  Just keep a few things in mind: 1.  There is nothing short about a short sale.  Short simply imply's you are trying to get the lender to accept a payoff short of what the borrower owes.  A typical short sale situation will take anywhere from 45-90 days to close.  Sometimes longer if at all. 2.  Don't get emotionally attached to the house you write the offer on.  This is a tough one, especially if it is the perfect house and at such ...

A frequent topic of debate and though it can be a simple measurement it only works if you are comparing apples to apples. How can you compare two different things. Let's start with some extreme examples and then work our way back to reality. What is the cost per # of a Ford Taurus to a Jaguar XL? What about a Dodge Truck compared to a Ford? They are different products with different features and benefits but you would not buy based on cost per pound? Homes are the same way. First, lets level the playing field to understand why it can be difficult to compare cost per square foot of a home. Lot size floor plans upgrades (ie granite) location communitiy amenities benefits of the home (ie pressurized irrigation) features of the home (fence around home (type, heighth) and landscaping (mature...

Every company has had the client from hell. The guy  that just could not be satisfied. My answer- if you can't bury that guy with a dozen happy clients you have a business problem. Your company either needs to put quality controls into place or set your clients expectations to something you can meet, even if it is low. When you name the company after yourself as many builders do it is hard to open yourself to criticism, I get that. Today, with technology, builders have the opportunity to reveal or be revealed. Builders may not like it and sometimes it may not be a fair review according to the builder but how else can we find out who the best builders are. The best is a relative category actually.  Who is to say that one builder is better than another. We could argue that all day. What w...

Is the market up, down, bottomed, still buyer or what? Boise Homes for Sale? Let's discuss the question at hand in two parts. 1. Are you selling? Whatta ya got to sell me? 3 bed room two bath you say. Interesting, tell me more. That is what buyers need to know. If you have nothing else to offer in a community with no amenities lower your price. If your community has a pool, it is near the greenbelt, or has open space and tot lot you are starting to validae the price you are asking for. Now we just need to find a buyer looking for your location and make sure your home is comptitively  priced compared to those competing  homes, and not just a number. In an earlier blog we discussed why?.  Here are some example of current selling prices of new vs existing home. 2 What if you are Buying? Th...

Early this year in 2008 Amy Bickers from the Kiplinger news Letter wrote about the best cities in 2008 in which Boise Idaho was name the 4th best city in the nation In that article Bickers asked the question, "How do any folks get any work done around here?  The skiing, snowboarding, fishing, biking and kayaking in Boise are an almost irresistible temptation to desert your desk". Now Kiplinger News has written about "The Best Cities to Work and Play" and again the writers have named Boise the 4th best city to work and play The formula used to select the top 10 cities to work and play were based on not only past performance but with those cities that had all the right ingredients for future success. All the cities chosen had people in the creative classes such as scientists, engineers, ...

I was searching through some pictures on my computer today and saw these that I took of Hidden Springs last fall. It really is a cool community. I thought I would post this for all those considering relocating to the Boise area. If you will be moving here soon, I would suggest considering Hidden Springs. It is located in the foothills to the northwest of Boise. You can actually search all active listings in Hidden Springs by clicking here.  With the market the way it is now, there are some pretty amazing deals. Anyway...I hope you enjoy the pictures for now.

Does the builder support the industry and local economy? Why is this important? In the words of Theodore Roosevelt "Every man owes part of his time and money to the business or industry to which he is engaged.  No man has a moral right to withhold his support from an organization that is striving to improve conditions within his sphere." The Southwest Building Constractors Association is continuously working on behalf of builders and all of us that live her to keep affordable housing and the American Dream available for everyone. Start early. The more you prepare before you begin will help create a better home with fewer complications along the way. The process is more complex than most realize but professional guidance from the beginning will help to avoid mistakes in site selection, ...

So it recently occurred to me that Boise may in fact have the highest number of *hipsters* per capita of any US city. I have no scientific evidence to support this feeling whatsoever, but when you see the number of tattoos - sleeves in particular (something i myself am guilty of) - in addition to the bikes (very heavy in: fixies, single-speeds, geared roadies, cruiser catagories), bars, skate boards, hashers, greenies, LEED APs, home brewers, coop shoppers and the like, it starts to feel like you’re in Seattle or San Francisco on steroids. Not to say this is a bad thing but I wonder if there is any direct correlation between the suppression of living in idaho (real or imagined) and the need to express oneself through counter-culture???
