It seems that a lot of lien holders are coming back asking for more money than what they've previously agreed to.  I've heard about the last minute changes at the table which blows my mind.  A full appraisal was done in June (by the 2nd) on a listing. It came back at $140K. Last month the 1st did a full appraisal and came back at $150K!  That's a pretty good difference considering we're in a declining market!  Okay...I'm done venting...for now!

Short Sales. What are they? Well, many of you have heard this term thrown around the Idaho real estate industry and probably have your own idea of what it means. When my clients ask me about short sales, they, almost 100% of the time, think that it means the sale of a home will go fast. Ironically, this couldn't be farther from the truth. Short sales actually takes much longer to close escrow, usually a minimum of 60 days, but more likely 90-120 days. MPC Computers in Nampa, Idaho after almost 20 years has issued at letter to the Idaho Department of Labor stating efforts to reorganize under chapter 11 bankruptcy proved unsuccessful and will be closing it's doors and liquidating assets. One thing to consider when looking at a short sale in idaho..... The bank considering the short sale is not always willing or able to make quick decisions. One of my current short sale properties has become a thorn in my side. The bank is so overwhelmed in there short sale department that they will not renegotiate a BPO (Broker Price Opinion) for six months! In a declining market this is unacceptable. The current BPO on this short sale is $10,000.00 too high. I now have a property that is approved for short sale that I cannot sell. These banks are swimming in foreclosures and short sales that they do not have the man power to deal with. Last night in a 3 to 1 vote Nampa Idaho city council took a bold step to pave the way for a much needed library in downtown Nampa.  Bold in that the funds will be taken out of the city's reseve temporarily while the court decide if the city's urban renewal district will be able to go ahead and bond for $15.5million to fund the project.  The bond money would replace the reserve funds.  The monies approved last night will allow the city to move ahead and purchase the land now. This is every retailers dream and every agents frustration.  When prices were getting jacked up people couldn't wait to buy all they could afford (or not afford).  Now that prices are declining and money is cheap, it is difficult to find buyers or investors.  Obviously there are some factors that have limited the pool of potential home buyers and investors.  Requiring more money down and stricter underwriting to mention a few?  But now is the time to buy, just think of it as going to the department store when they have marked all their summer clothing down to 60-80 percent off.  The same clothes will be full price again next spring why not buy now.  The smart will buy now and reap the rewards in the spring of the housing market, because this winter will not last forever.
