This is the common theme I hear from people attempting to move into this area. All they want is a little piece of land to call their own. A place to raise their children or animals, a piece of heaven on earth that gives them privacy, peace and freedom to fulfill their dreams. So with the prices on residential housing coming down, what is the price of vacant land in Kuna Country doing? The listing price for 1–3 acre parcels is about $80,000 per acre which is lower than 2006 when prices were hovering around $95,000 per acre. The best deal right now is a parcel that came on the market recently on Kuna Road. This is the best of two worlds in my opinion. You have Kuna School district and Canyon county taxes. The best marketing dollars I ever spent did not have my name, number, or picture anywhere on the marketing piece.  Over the past year or so I have tried to work on building my business through referals.  To do this I shifted my marketing dollars away from interuptive marketing techniques and towards excellent customer service. I only advertise my listings, not me.  I spend a good portion of my marketing budget doing things for my client that will help them sell their home.  For example staging, house cleaning, and lawn care. I have found that by shifting my focus from me to the customer or client, my business has flourished.

 One of the things I remember growing up in Caldwell Idaho  is that neighboring Nampa was a big rival of those of us that lived in Caldwell.  There was and still is a huge rivalry between the Caldwell Cougars and the Nampa Bulldogs.  Street parades and tail gate parties were common a few days before these high school football teams would meet. With a normal home loan you pay a monthly amount (principal and interest). With each month, the amount that you owe goes down and the equity in your home goes up. A reverse mortgage works just the opposite. With a reverse mortgage you can turn the equity in your home into cash. You do not have to make monthly payments. The cash may be paid to you in many different ways, such as a single lump sum payment, a regular monthly amount or you can get a credit line account which mean you can get the money as needed. You continue to own your home and receive money however your loan amount goes up and the equity that you have declines.

Something I have a very hard time reading in MLS listings is the verbage "motivated seller"  because nothing says motivated seller like a price decrease on the listing.  As an agent are you not hurting your seller by saying in the agent comments "motivated seller"  To me this is the equivilant of putting the heading desperate on a singles ad, you are just asking for someone to come in and take total advantage of the individual.
