With rumors about possible Fannie-Freddie meltdown running wild, it is good to have some perspective. Certainly, if any of those mortgage giants looses liquidity, the impact on the housing market would be huge. Doomsday scenarios predict that getting a home loan or refinancing existing mortgage without Fannie or Freddie buying them back, would become virtually impossible. This is because private lenders would have very limited options to re-invest their mortgages. Fannie May and Freddie Mac used to be the most trusted names on the secondary mortgage market. They are either buying or guaranteeing hundreds of thousands of individual mortgages repackaged as "mortgage-backed securities".  Almost all experts agree that U.S. Government will never allow that. The rental market in Arlinton Heights is currently very strong and vacancy rates are very low. If you have a home or condo to rent in Arlington Heights you will be looking at it renting for at least 5-10% higher then last year at this time and it will rent quickly. Renters the home you look at today many times will be gone tomorrow. We have rented multiple homes in under 24 hours. This means if you find something you like you need to act fast and expect to pay close to full asking rent. Most of us have learned today that the entire MLS database of home listings will now be shared with so called "on-line brokers". Is this really such a bad news for traditional brokers? I do not think so. After all, even under old rules most buyers are able to find the listings on the internet anyways. The new rules will just make it less time-consumable. There is no problem with finding information about homes. There is a problem with making an intelligent choice between hundreds of listings that potentially match the buyer's criteria. This is where our role as Realtors begins. In my opinion, we should rather work as the consultants for our clients who are virtually dizzied by the sheer number of homes for sale on the market.
