Arrow Wood subdivision is located on the south side of Indian Trail just east of Randall Road on the West Side of Aurora. This Pulte-built subdivision was built in the latter half of the 1990s and is a great place to look for Aurora homes for first-time homebuyers and smaller familes. Arrow Wood is also connected to it's neighbor subdivision, McCarty's Mill (named after one of the first commercial structures built in Aurora). In the first quarter of 2011, there were two properties that sold: 1130 FLINT CT $116250 4BR 3.1BA1087 GOLDEN OAKS PKWY $145000 3BR 3.1BA Flint Ct sold as a foreclosure and 1087 Golden Oaks sold as a short sale. Arrow Wood Subdivision is another area that I'm particularly interested in tracking market trends. This is a difficult subdivision to track because it's completely blended with the McCarty's Mill subdivision. In 2006, only one home sold in Arrow Wood for $263,000 - the highest value yet realized by a home in this subdivision. 2005 saw 4 homes sell in Arrow Wood. Due to the small size of this subdivsion, there are usually not many homes on the market from year to year, yet values look like they are continuing to climb despite the slowdown of 2006.
