I took a new listing last week.  A nice 3 bedroom townhome in Aurora...                                                                                                   -3165 Teal Bay Court, Aurora... When I first spoke with my seller on the phone, I asked how she had gotten my name. "I was looking online," she answered.  "I went to Google, and searched for "The best realtor in Naperville"."                                          I almost dropped my phone.  I already have a pretty healthy ego, but "The Best Realtor in Naperville"?  Really?  Go on... It seemed all this blogging had finally paid off... GOOGLE THOUGHT I WAS THE BEST REALTOR IN NAPERVILLE!!! I wanted to see for myself.  I raced to my laptop, and googled "The best realtor in Naperville"... I was nowhere to be found... Not...

Aurora Illinois Short Sales ~ Another Short Sale Success Story... Today I am reminded of why I love to sell short sales! Yesterday my short sale listing in Aurora Illinois closed. It was so rewarding to hear the words of gratitude from the seller. It was rewarding to know that I just helped another person get out of a stressful situation. This was the quickest short sale closing that I have had to date. I listed the house on September 1, 2009, the seller accepted a contract on October 6, 2009 and it closed November 17, 2009. List to close 78 days. But I am not taking all the credit, everyone involved worked together as a team. We had an awesome short sale negotiator with Wells Fargo, that was quick to respond and easy to work with. The seller was quick to get all the documents together ...

Aurora, Illinois. What ever happened to common courtesies from Realtor to Realtor? Why can't we return phone calls, emails,  tweets or whatever? Why do we have to chase other Realtors 2-3-4 times to get information from them? I don't think this is just Realtor to Realtor, but also Realtor to Consumer. Had a friend over the 4th in Florida looking for property, she made several calls to Realtors about their listings and could not get anyone to return a phone call. I thought business was bad in Florida, most of us would be jumping at an inquiry on one of our lisitngs. Aurora, Illinois. I was in a multiple offer situation in the last couple of days. The offer was submitted on Tuesday morning and the listing agent said we will probably have a response by Wednesday.  Wednesday morning about 1...

Aurora, Illinois. Since August 2008, Mainstreet Organization of REALTORS has been tracking the number of houses going under contract/contract pendings on a monthly basis. These were some informative numbers that we hadn't had before. The only tracking information up until that point was the number of closed transactions, average salesprice and the median sales prices. The tracking of contract pendings gave MORe and our members a better picture of what was happening in the marketplace. The number of pending transactions has steadily increased and were on the positive side since August 08'. The disturbing numbers in conjunction with that was the fact that the number of closed transactions were still on the negative side. That meant that homes were getting contracts on them but were't gett...

It was a gorgeous day to show homes... My spirits were high.  It was Sunday morning.  10:00 AM. The temperature was in the low 60's.  Just a hint of wind.  Not a cloud in the sky... I was showing a home in the Orchard Valley townhouses, just off Orchard Road and I88, in western Aurora.  It's a great neighborhood.  The subdivision borders Orchard Valley golf course.  The homes are priced between $150,000 and $200,000... I was early for the appointment, so I took a stroll along the course.  The eighth hole, a challenging par 5, runs the length of the subdivision.  I catch myself wishing I was golfing... I am showing a townhome to a young couple I have been working with for two years.  They hope to buy this September... We are seeing an end unit that is just on the market.  Largest model. ...

Living next door to Illinois' 2nd largest city is always an interesting experience.  We can enjoy many of the amenities without some of the disadvantages (traffic, overcrowding, older infrastructure, etc.). When it comes to real estate and this past month if closings are any indication some of the surrounding villages share the same statistics.  What a difference a year makes!  2009                       Solds        F       S       %D        AVG Price        2 BR     3BR   4BR   5+ AURORA         73             27      11      52.05   $172,945        8          33     29       2 Montgomery    16             7        1        50       $197,550        0            6     11      0     Oswego           24             6        3        37.5    $238,276        0            6     16      2 Yo...

Feb. 16, 2009   Aurora crime drops to 29-year low in 2008   True or false: Aurora is a safer place to live today than it was when President Carter was in the White House. True. According to statistics released this week, Aurora police took fewer reports for major crimes in 2008 than any year since 1978. The latest crime statistics reinforce the impressive successes made against criminal activity in Aurora even as the population has exploded over the past three decades, said Mayor Tom Weisner. “These statistics, while counterintuitive, showcase the positive changes that can happen when a community works together to keep neighborhoods safe. Normally, as a city grows in population, crime increases,” Weisner said. “Here in Aurora, we are seeing the lowest crime rate in almost 30 years ...

Aurora improves roads to tune of $9 million in 2008 The city completed more than $9 million worth of road improvement projects during the 2008 road construction season. Coming in 2009 are plans for additional resurfacing, synchronized traffic signals throughout the city and decorative signals downtown. The 2008 work was accomplished through three contracts, according to Chris Lirot, road and bridge coordinator for the city. Motor-Fuel Tax funds were used for the repair and resurfacing of arterial and major collector streets. Ward funds were used for resurfacing of residential streets and minor collectors. And Mayor Tom Weisner ordered $3 million in additional resurfacing and repair work after the harsh and snowy winter of 2007-2008. “We resurfaced every street downtown that was impacte...
