Signs of life in our Bartlett IL Real Estate Market recently.  We are moving ahead and sales have finally reached above the 2010 level of closings.  For the 3rd Quarter of 2011 Bartlett Single Family Homes are 236% above 2010 closings and Bartlett Multi-Family are 100% over 2010.As of yet there are still no price gains that I can see with the foreclosures still leading the way in current sales. If all goes well, the next trend will be for prices to finally level off and slight increases to begin.  This also would depend on how much inventory we have going into the winter months ahead.  Currently the number of properties for sale is also down from the 2010 levels.Looking for an agent that knows this fluctuating market?  Give me a call to discuss your housing situation and needs. Real Estate Market Update - Northwest Suburban August 2011 It's good news so let's give the local market a high five! That's for sales being on an upward trend for the last 5 months. The numbers are showing a distinct improvement for the 5th month in a row for the Northwest Suburban Market! A few of the towns are down but for the majority sales are up.  Most of the average sales prices are still low but that is because most of the lower priced homes are being bought by first-time home buyers or investors snatching up those deals.  It will take some time but once the lower price ranges begin to move at a decent pace the move up buyers will also begin their acquisition of that larger home.   Interest rates have hit another all time low making a home the most affordable it's ever been in ...

Real Estate Market Update - Northwest Suburban June 2011 Good news but we are still riding the real estate roller coaster! Things are improving for the 3rd month in a row for the Northwest Suburban Market!  A few of the towns are down but for the most part sales are up.  Most average sales prices are still low but that is because most of the lower priced homes are being bought by first-time home buyers or investors getting a deal.  It will take some time but once the lower price ranges begin to move at a decent pace the move up buyers will also begin their acquisition of that larger home.  Interest rates are still at an all time low. Our recent vacation to the Chicago area allowed us to stop by our son's new hot dog stand located outside Banbury Fair, across the street from the old train station in downtown Bartlett.   I may be slightly prejudice, but he serves the best hotdogs and brats in the midwest!!!!  On special occasions, he'll cook up burgers or a great beef sandwich.   If you're looking for great eats in Bartlett, Illinois, stop by Jimmy's Hey Now hotdog stand at Banbury fair.  He's there most days from 10 to 5.   If you're attending the great events planned for July 4th in Bartlett, stop on by.   Please tell him you read about it in this blog.

Bartlett IL Housing Market Update - April 2011 This is what the Bartlett IL Housing Market is showing us now ...... What is still selling seems to be on the low end of every price range which will further pull down the average or median sales prices in the Bartlett area.  On updating this graph over the year end 2010 summary, all the average sales prices were adjusted downward except for Hoffman Estates and Streamwood. Monthly Bartlett Home sales figures have been relatively low through the chilly 4th quarter winter months and haven't warmed up much for the 1st quarter!  (I decided for this report to use the most recent quarter sales totals to see if the market was on the upswing or decline. We can't see a viable trend if we use last years 2010 numbers comparing them to 2011).  I'm not ...

Bartlett IL Homes - Bartlett IL Real Estate - 4th Quarter 2010 Market Report How to describe this market for Bartlett IL Homes?   Sluggish, erratic, and unpredictable both for buyers and sellers. The months supply of inventory for Bartlett IL Homes has been erratic from 24.3 to 17.6 then down to 11.6 months for December.  Where did these homes go?  I think that sellers have taken their homes off the market and decided not to move or the sellers have become 'reluctant' landlords in order to continue with their future plans.  The problem is not solved, only postponed to a future date when the lease expires.  Another thought that's a little more tragic.  Pre-foreclosures are waiting for the legal process to take place, the property seized and cleaned up and then put on the market again for...

Northwest Suburban Housing Forecast Inventory up - Sales down.  (that's what you said last month Lyn! Awwww...... ) That's pretty much what the market is shaping up for in our area over the next 2 months of 2010.  What is selling seems to be on the low end of every price range which will further pull down the average or median sales prices in our area.  On updating this graph over October, all the average sales prices were adjusted downward slightly except for Bartlett.Monthly Northwest Suburban sales figures have been low through October and November.  The year is unfortunately going to end up at a limp.  Even with the 'added crutch' of great interest rates, the sales are just not coming in.  We might have to drag 2010 literally over the finish line!  Further analysis of Northwest Subu...
