Bloomingdale Homes - Bloomingdale IL Real Estate Market Update 2010 How to describe this market for Bloomingdale Homes?  Unfortunately, up ... down ... all around!Over the final quarter of 2010, inventory for Bloomingdale Homes was at 12.1 then up to 18.6 months then ending again at 12.1.  Where did a large portion of these homes go?  I think that sellers have taken their homes off the market and decided not to move or the sellers have become 'reluctant' landlords in order to continue with their future plans.  The problem is not solved, only postponed to a future date when the lease expires.  There is also another reason that's a little more tragic.  Pre-foreclosures are waiting for the legal process to take place, the property seized, cleaned up and then put on the market again for sal...

How to describe this market for Bloomingdale Homes?  Unbelievable!A now retired agent in my office used to say this to encompass every conceivable change or option and still stay positive!  I'm going to loudly reiterate that phrase to update you on recent Bloomingdale Home sales. But really it's been odd and slow.Over the last 3 months, inventory for Bloomingdale Homes was climbed from 8.8 months and ending at 15.7 months.  Added inventory is going to make your home take longer to sell (especially going into the winter months).  More inventory is great for buyers but not welcomed obviously as a seller.  Keeps prices down and sellers are competing harder to get buyers attention with either lower prices or incentives.Percentage of Listed Bloomingdale Homes that go under contract each mont...

What kind of kleptomania is this? I currently have a condo listed near a very nice forest preserve and walking path.  Very wooded for our area and tucked away.  The 'blunder dog' and I often go to this forest preserve on the walking trails and she gets to 'pretend scuba dive' in the pond area.  On one of our jaunts I noticed a very well manicured grey haired lady closing the garage door on my listing.  Thinking that I just made a mistake as to which garage door it actually was I thought nothing of it and continued our walk.  The longer I walked the more I became sure that:  a) the lady was wondering who I was and was very interested in me and  b) that was my listing's garage but the seller is a big burly guy that you can't hardly miss and  c) she looked guilty! Ever wonder how many short sales are REALLY on the market? I know I have.  We hear in the media day in and day out about the short sale epidemic.  Short sale this, short sale that.  I decided to find out for you what is really going on.  So much hype but what is the real story?  How many? With Bloomingdale Homes  that closed within the last 5 months there has been virtually a small percentage (2.5%) of homes going short sale.  But, unfortunately there is a larger percentage of foreclosures which my graph will represent.  An 'Arms Length' transaction is a regular sale between a seller and buyer.So with Bloomingdale Homes we have seen less than a quarter the foreclosure total (20%) as regular transactions close (77%).  Very sad indeed seeing that number increase but a happy beginning for ...

There is a large amount of inventory thruout the Northwest Suburbs of Chicago which include Bloomingdale homes.  Sellers are competing to make their home standout and enhance their marketability.  Prices have held between 4 to 6% from the listing price over the recent months.   Here is a chart of the ACTIVE Single Family Bloomingdale Homes by price range with the market times posted as 'average days on the market.'   There currently are 93 single family homes available for sale with an average market time of 219 days.  The average list price is $489,378 and the highest listing price is $1,700,000.  The largest and best selection of Bloomingdale homes occurs in the $250,000 to $350,000 price range.
