We received an offer on one of our listings on Sunday. The condominium was listed for $400,000 plus $35,000 for each of two parking places - a total of $470,000.The offer came in from a couple that had not seen the unit for themselves, but their agent had pre-viewed for them a week earlier. The offer came in at $100,000 under list price. Mind you, we had just reduced the price aggressively and were right in line with other comparable unit prices in the building. During negotiations, we did learn that the buyer was only interested in one of the parking spots, but this still left the offer some $65,000 off the asking price. We do have the ability to sell the leftover parking space to someone else in the building later. After delivering counteroffers back and forth once, the buyer's agent ...

When I attended my very first Closing of my very first deal with my very first client I sat at the Title Company table feeling a little like a cat trying to wrap his mind around calculus. Honestly, I never paid much attention to what I was signing for the six or seven properties I bought and sold as a consumer before I was an actual Realtor. I just always assumed that my agent and mortgage guy 'had my back' and figured that they wanted to get paid as much as I wanted to move in or out. If I learned one thing in my pre-Realtor Fortune 500 career it was the concept of 'Recruit and Delegate' and there was no reason to believe it shouldn't spill over into my personal affairs, as well.I discovered during my 15 years in a suit and wingtips that a person can recruit, if not delegate himself in...

Logan Square is located Northwest side of Chicago, bordering the neighborhoods of Avondale to the north, West Town to the South, Hermosa to the west and Lincoln Park to the east. The street boundaries are shown below: Logan Square housing at-a-glance:Any summary of Logan Square housing is complicated by the fact that this area includes Bucktown, a high-priced, and arguably, one of teh hottest-selling areas in all of Chicago. Home prices and sales vary sharply between Bucktown, located east of Western Avenue, and greater Logan Square. This is why I have separated these two areas in the market summary that follows. SINGLE FAMILY HOMES East of Western There about 55 single family homes currently available for sale in the area. Two and three bedroom homes  (17 units) range in price from $2...

An item of interest for those of us living on the North side of Chicago-- The site of the Dominick's store at the corner of Sheridan & Foster, is being marketed for development.  The idea is to use the site for a mixed use development that would include retail (a new Dominick's store) and residential.  The present zoning would permit up to 400 residential units, and with so many rental units having been converted to condos, there's a real need for additional rental properties.  It's exciting to see the neighborhood continue to grow and develop!I've included a link under my photo on the right to the complete news release.Patrick MartinRealtor Associate Re/Max EdgeWrigleyville, Chicago, IL

The other day, I ran to The Home Depot on Roosevelt Road for a couple of miscellaenous items needed for the office. When I pulled to the rooftop parking a feeling of awe struck me. The giant skeletons of soon to be residential havens stood magnificently in the already beautiful skyline. Being a Loan Originator, I was hit not only by the feeling of excitement cause by the endless opportunities for futher career success, but the imagination that I got from seeing these buildings. There are exciting times for Chicago, its residents, and specifically the South Loop on the horizon. I stood there for a good 15 minutes with not a worry on my mind. I wasn't thinking of the bond markets, or which Agent I needed to phone, not even why I was at The Home Depot. Instead I found myself imagining the ...

Beautiful brick bungalows abound in West Ridge, a neighborhood on the far north side of Chicago. Some blocks are lined from one end to the other with these sturdy, square, broad-shouldered homes. On other blocks, they are tucked away among Georgians and three-flats. Some are modest and utilitarian, which is consistent with their nature. But others have been meticulously restored, and sit like softly polished semiprecious stones amid their lush gardens. The bungalows that have sold within the past 12 months ranged in price from $320-515K (although one recent and luxurious offering listed at $750K has just gone under contract). The homes listed at higher price points have generally been renovated and updated. Unfortunately, the renovations do not always reflect the original character of t...

If you've ever looked over my REI profile page thouroughly, you've noticed that I do a small bit of day trading. That trading is in the currency markets called FOREX (Foreign Exchange). I usually have two laptops in front of me all day long. One is of my forex market positions and the other is where I do my mortgage work. There has been a lot of action this week on both fronts. The fun thing is, they seem to be related. That's not much a surprise, but it's been fun to see exactly how closely they do shadow one another. Here's an example. When my line graph on my Dell (Forex computer) shows me that the U.S. Dollar is getting strong against the Euro, I turn on my radar for any interesting news in the mortgage world. Sure enough, about an hour later (assuming the dollar continues to stay s...

As the title suggests, there are not just Chicago neighborhoods, but four sides to every Chicago neighborhood.  Man, people love their BLOCKS in this town, and sometimes name them too!  Andersonville is no exception.   I have lived in Andersonville and the Ravenswood neighborhoods a couple times... currently own a home in NORTH Ravenswood.  However, the whole direction thing hit me some time ago when I walked down North Ravenswood Avenue in Chicago.  Therie were these sighs alond the parkway btween the street and the Metra tracks... West Andersonville Gardens.  Here's a look: I like a good walk, and these days a walk with my boy comprises most of my social life. West Andersonville Gardens pictured here stretches from the 5100 north block of Ravenswood (at West Winnemac) to about the 590...

Sundays in the biz can be brutal... here's a quick example of what goes on.  And what it takes to be mentally and logistically on the ball.  I really believe this career has made me realize, each and every year, how much can be done.  The tough part is "turning it off", which many professionals deal with. A lot of events, research, marketing, and planning go into pulling off a busy weekend.  Clients have commented how they are surprised how agents synch things up.  In Chicago, most agents, or their team member, is present for a showing.  Trust me, this is much better... the client will get the whole story and be able to make an informed decision. But, it's not always easy to pull off.Outside of showing appointments with a client, there is meeting and hiring contractors and cleaning crew...

The fact that West Ridge is not anchored by one of the major supermarket chains is hardly a drawback. Even a casual glance down Devon street will show you that this fact is more than made up for by the abundance and variety of local, independently owned, and often ethnic grocery outlets, frequented by area residents, as well as visitors from out of state, who come here in search of their native delicacies. If you are intimidated by foreign names and unfamiliar products lining the shelves of many of these stores, begin your shopping trip at Fresh Farms, at the corner of Devon and Talman, just to get your feet wet. Here, you will find a variety of fresh produce, ranging from mundane to exotic, as well as, bagged spices, dried beans, rice, tea, condiments, and an array of frozen and dairy ...

Since the pendulum has swung toward buyers, this is an excellent time to explore the possibilities available to you. You can work with a buyer’s agent who will help you determine what type of place will suit you best. Although this can seem like a simple issue, often we don’t notice some of the things that we like or dislike because we become used to our current place. A good buyer’s agent will spend time with you and inquire closely about the elements that will make you LOVE your new place. Looking to buy Real Estate in Chicago?
