In this post I am going to add the Reverse Median Tax Search to the Predictive Value Model. I am fiercely proud of our profession and I am always trying to make sure that I am serving my clients at the highest level I am able to provide. We handle the largest asset in most people’s lives, and I think it’s reasonable to take that responsibility seriously.        The Predictive Value Model is the result of that core principal and my interest in applying math and data analysis to the process. I talked about the traditional CMA as one piece of the model. There are actually seven components to the model.     Today I would like to talk about the Reverse Median Tax Search. The idea here is to find out what similarly assessed properties actually sold for during the past 6 months. First find out...

Whether I'm standing in line at the grocery store or meeting a new client in Geneva, IL, people want to know "what's happening in the housing market?". The national news has certainly been discouraging. On August 24 the Chicago Tribune published the unsettling article Chicago Area Home Sales Plunge in July. But out here in the western suburbs of Chicago we're doing better than most areas. "Among the Chicago-area counties, the only one to eke out a positive sales performance was Kane County, where July sales rose 1.3 percent from a year ago". (drops in the other 5 counties ranged from 18.6% to 35.8%...ouch). What does this mean for home buyers and sellers in Geneva? Home Sellers in Geneva must face the reality of growing inventory and slowing sales. The home must be compellingly priced,...

One of the top requests from buyers considering Geneva, IL is that the home be located near our beautiful parks and forest preserve facilities. The Fabyan Forest Preserve is located on the east side of the Fox River and features the 150 year old restored Fabyan Windmill, which is listed on the National Register of Historic Places. Kids in Geneva know that the Windmill is the site of a great sledding hill. The Fox Run subdivision is located just north of the Fabyan Forest Preserve. Fox Run is home to 92 custom and semi-custom homes set on a bluff overlooking the Fox River. Homes in Fox Run are usually priced priced from about $500,000 to $800,000.   This home at 708 Fox Run Drive is aggressively priced at $435,000.  This lovely home features 4 bedrooms, 2 1/2 baths and has a huge backyar...

Is your home alluring, compelling, even seductive? It better be in this competitive market, because these days it's a price war and a beauty contest when your home is listed for sale. Everyone knows that 90% of all buyers start their home search on the internet and everyone should agree that lots of great photos are the best way to show off your home to attract the all-too-elusive buyers. Playboy evokes more of an emotional response in it's target audience than Woman's Day. Listing photos should create an emotional response that stimulates a buyer to select your home over all the others available. Whether my listing is a 1,200 sf condo or a 10,000 sf mansion, to make it look its' most alluring I always use a professional photographer. My favorite photographer, Rachel, is endlessly toler...

Garfield Farm Museum is a located in LaFox, IL, about 4 miles west of Geneva, IL and 40 miles west of Chicago. On May 23 the Farm hosted the Rare Breeds Show. Breeders from around the Midwest displayed rare and historic farm animals including horses, donkeys, goats, and poultry. We saw an American Bourbon Turkey, a Namibian Goat and a Red Wattle Piglet. Deb and Jim Kidwell from Lake Nowhere Mule and Donkey Farm in Martin, TN were proudly showing Eden, a five month old American Mammoth Jackstock Donkey. This is a large breed of donkey developed by George Washington in the late 1700’s. Only 2,000 of these beautiful animals are known to exist. Today I spent several hours at client's home in Geneva, IL with Craig Schiller, owner of Realestaging, a premier staging firm located in the Chicago area. During this session I had a "flash of the obvious" and one of the old saws from my consulting firm days hit me: "awareness precedes change". Managing the client's process of engagement with change is central to our jobs in real estate. If you don't know Craig through his work or his blogging, you are missing out on a great experience. Craig is smart, funny, charming and a great communicator. I always look forward to our appointments with the sort of enthusiasm previously reserved for high school dates: a little excited, a little worried, wondering what my client will think and do, but always sure that I'm going to have a great experien...
