Fox Run in Geneva, IL is a beautiful newer subdivision on the east side of town that is deservedly known as one of the great family-oriented neighborhoods in the Fox Valley. Fox Run is located on the east side of the Fox River. Fox Run is located about 20-30 minutes from Naperville, Oakbrook and just 45 minutes O'Hare airport. Fox Run in Geneva, IL is the only subdivision on the east side of Geneva with newer higher-end custom homes. Fox Run offers classic homes and large, well-maintained yards. Families in Fox Run enjoy the play lot in all types of weather. On sunny Spring days the flowering plum and apple trees make this a relaxing place for parents and a great place for kids to work out their spring fever energy. The playlot is also the the place where the path to downtown Geneva st...

The Fabyan Forest Preserve is located along the Fox River in Geneva, IL. The Japanese Garden was built on the estate of Colonel Fabyan and adjoins the home designed by Frank Lloyd Wright. The design and lines of the garden can be appreciated before the plants fully fill in another month or so.

Open House April 10-11 Success Stories should be shared on Active Rain. This weekend tens of thousands -- maybe hundreds of thousands-- of Open Houses will be held across the country. I am an ardent believer in the value of open houses. Open Houses provide exposure for the listing, they help buyers entering the market, they help buyers finalize their decisions, they help agents become familiar with buyers are looking for "right now" and they help agents grow their businesses. If you have Open House April 10-11 Success Stories from this weekend, post it here and we'll all share your success! If you did something new and it worked, brag about it a little. Or if something went terribly wrong, share the story and save others from making this mistake in the future. (PS, if you post, it's OK ...

Geneva, IL Has Beautiful Parks and Forest Preserves located in and near the many great neighborhoods and subdivisions. One of the top requests from buyers considering the area is that the home be located near the beautiful parks and forest preserve facilities. Most people from the area know that the Fox River runs through Geneva and is that is the key to saying that Geneva, IL Has Beautiful Parks and Forest Preserves. The Fabyan Forest Preserve is located on the east side of the Fox River and features the 150 year old restored Fabyan Windmill. The Windmill is registered on the National Register of Historic Places. The restoration of the windmill was completed in 2005 at the cost of over $900,000. Kids in Geneva know that the Windmill is also the site of a great sledding hill. After a fre...

Clear your mind and keep softly chanting: Facebook and Websites and Blogging, OH MY, Facebook and Websites and Blogging, OH MY! Are you with me now, entering the dark and scary woods, can you feel that scruffy little dog in your arms? If you've made it  this far, you're with me on the yellow brick road of last night's nightmare. How did I get here, where do I go? Last Spring, when my business was in a free fall, Glinda the Good Broker and her sidekick Rich Casto the Coach sent me down the road of "technology". "Bring your business to the Gen Yers", they said. "Get leads", "Get Organized", "Follow Up". Technology would save me. But I got busy in the 2nd half (saved the year!) so I was faced on New Year's Day with the looming deadline of January 15 to have my "technology" in place. I did ...

Time to save some $$ on your Health Insurance Our biggest month ever is in motion with half of January over and many clients applying for health insurance with us.  We still have close to half a month left.  Thanks for your business. January is the month when most self-employed should take their annual health insurance checkup.  Most plans have annual deductibles.  This means that your deductible starts all over again in January. I am surprised by how many smart people know so little about how their health insurance plan really works.  Many are confused by the verbage used in the health insurance industry.  What is a deductible?  What is co-insurance?  How does the Wellness Benefit work? Throughout the week I come across business owners who do not have a clue about whether they have a s...

it is snowing in the Chicago area today.  It started last night and is expected to continue all day today.  Last I heard it was going to be between 5-8 inches on accumulation. On a day like today, when I can work from home and I don't have to drive anywhere, I don't mind the snow.  I don't mind diving in the snow when I have to but, obviously, is is much safe to stay where you are. I also like the fact that I don't HAVE to shovel my driveway.  Since I live in a townhouse the assocaition has a contractor to do that for me.  The only problem is the neighborhood was not designed with a lot of open space so there is very little room to pile the snow.  We can get 10 foot tall towers of snow between driveways during the average winter.

The Sterling Manor subdivision consists of approximately 225 custom-built single-family homes and 100 townhomes which were built by Town & Country Homes.  There are still a few vacant lots available for building a custom home. The Sterling Manor Park located at the north end of the subdivision has two tennis courts, basketball hoops, a baseball field, playground and covered pavilion. There is a walking trail around the park. There is a paved pedestrian/bike trail from the park all the way to Kaneville Road which borders the south side of the subdivision. Geneva’s two Middle Schools, Geneva Middle School South and Geneva Middle School North as well as Peck Farm Park are located just across the street from the trail’s end. The Park and its walking path get much use by both children and ad...
