Currently there are 385 homes for sale in Glen Ellyn with an average market time of 209 days.  The average list price is just over $689,000.  September brought about 19 closings with an average sale price of $452,526.  That is about 95% of asking price.  No seller wants to hear that.  Especially since the average sale price to list price ratio is about 97% in Glen Ellyn.                       The market continues to be soft here.  Of the 385 homes currently for sale, 58 of them are priced over $1,000,000.  The last home in that price range to sell did so in July.

My fondest memory of Stacy's Taven has nothing to do with the actual location.  As a child, I asked my father if he would take me to Stacy's Taven one day.  He looked at me confused and replied that he didn't think a tavern was an appropriate place to bring an eight year old girl.  And to some extent, he's right, but Stacy's Taven isn't your ordinary tavern.In 1846, Moses and Joann Stacy, along with their two children, Kimball and Philo, settled in Glen Ellyn (then Danby Woods).  Their home served as an inn along Geneva and St. Charles road to stage coach travelers going between Chicago and Galena.It cost .50 to stay the night, have two meals and hay for the horses.  These are just some of the things I learned last year accompanying my 4th grade son a field trip to the tavern.Sunday, Se...

The average list price to sale price ratio stayed the same this month for Glen Ellyn real estate.  Real estate is holding out at 96% of asking price.  There were 37 homes that sold in Glen Ellyn in July 2007 down from 50 that closed in June.  July tends to be a vacation month, so this dip doesn't surprise me.  I expect the number to go up in August as many families are looking to get settled before the start of school.  Don't forget to visit Sunset Pool before the end of summer.  The new kids water equipment is really cool!

Glen Ellyn is known for its tree lined streets, quaint downtown shopping and beautiful Lake Ellyn.  It's no wonder that this town has drawn people from all walks of life.  There are currently 63 homes in Glen Ellyn listed for over $1,000,000.  Since January 1, 2007 only 13 homes have sold for over a million dollars!  The average market time for these homes is 452 days.  Don't be too scared by that high number.  A lot of times builders list a home on the market before they even break ground.

How do you raise $3,936 in just 3 hours?  Well, it's simple when you put together a good cause, Wyler's lemonade, a bunch of energetic kids and the generosity of Glen Ellyn residents.Reid's Lemon AID stand started 2 years ago during the annual Glen Ellyn 4th of July picnic.  Since that time the Colliander family has raised $42,936 for Children's Memorial Hospital and brain tumor research.  When Reid was 7, he was diagnosed with a golf ball sized brain tumor.  It ended up being benign and was safely removed.  The LemonAID stand came out of Reid's desire to raise one million dollars for brain tumor research.As an adult supporter this year, I was amazed at how excited the kids were to help out.  They did everything from mix lemonade (Wyler's generously donated the lemonade and bright yello...

This year's Fourth of July Parade will have the theme, "Glen Ellyn... Village of Volunteers" and will begin at 12 noon. The fireworks will be held at Lake Ellyn Park at dusk.The parade will begin just east of Glenbard West High School on Crescent Blvd., at Lake Road. From there, it will proceed west on Crescent to Main Street, north to Linden Ave. and finally east to Lake Ellyn. Click on the map for a bigger view.

Bad real estate news in Glen Ellyn, Illinois - not really.  Numbers don't lie.  Home sale prices on average seem to be going up.  Isn't that what all homeowners want to hear?  These numbers are all from January 1 to June 23 in the years 2005, 2006, and 2007.   2005 (the best year ever in real estate) saw 205 single family homes sold with an average sale price of $470,169.  Last year, there were also 205 homes sold (who would have expected that?) with an average sale price up to $489,750. Glen Ellyn, Illinois is usually a quiet bedroom community. However, this May has brought a lot of activity and noise to our little village. The cicadas have made their 17 year appearance again and the town is a buzz with chirping, flying bugs. Make sure you find the time to stop by Lake Ellyn and take in this amazing event. Cicadas aren’t the only thing coming out of hiding, so are home buyers. The Glen Ellyn real estate season is under way. This May had 49 single family homes close with an average sale price of $554,656. There were also 34 homes that received contracts during the month of May.   Winter in Glen Ellyn, Illinois is a wonderful thing!  Settled in 1833, this quaint and picturesque town lies nestled amongst rolling hills, with tree-lined streets, vintage architecture and several antique shops - all of which give it the warmth and flavor of a New England town.  The National Register of Historic Places has given part of Glen Ellyn's Main Street historical status, which adds to the old-town charm.

The Glen Ellyn District 41 Board of Education at a February 5, 2007 meeting voted to put forth a $40 million bond referendum to expand and renovate the existing 5 elementary schools.  The referendum will be on the April 17, 2007 ballot.The board members spent over 3 hours discussing options to alleviate the over crowded elementary schools.  A 6-0 vote with one abstention decided to ask the community for money via a referendum.  Currently, more than 580 students are being taught in 26 portable classrooms.   A referendum fact sheet is available from the district for more information.Get informed, register and vote on April 17th.

I remember sitting at a Churchill Elementary PTA meeting a few years ago with tears in my eyes voting to allow the PTA to use funds to help provide some students with items they are unable to purchase themselves; gently used coats, hats, backpacks, binders.  It seems that for years, when a teacher saw a need like this, they would go out and get the item for the child themselves.  Now, the PTA was stepping in and all requests would go to the Principal and monies would come out of a special PTA budget.  There was to be no discussion, no naming of children nor voting.  The need was determined, approved and the item was purchased.
