As of September 3, 2008 there are currently 118 homes for sale in Hawthorn Woods IL - ranging from a low price of $269,500 to a high price of $1,610,000.   The majority of homes in Hawthorn Woods are in the $600,000-$1,000,000 range. Hawthorn Woods home sale statistics are as follows: June -- One home closed July - Three homes closed. August --  One home closed. After 250 days, one of my listings finally closed today. At first glance, 250 days on the market seems like nothing to cheer about. However, to put it in perspective, the average market time for currently listed 4 bedroom homes in Hawthorn Woods priced between $450,000 and $550,000 (for the same time frame we were listed) is 283 days right now. The average closed market time is 271 days. Therefore, my sellers feel lucky. I feel lucky too! When I first listed the house back in October, the market was entirely different than the market we are in today. The closed comparables supported a higher list price at that time. Ok - I've heard of people walking away from the purchase of their new construction property - but this one is pretty funny.    Wendy Topkis - the daughter of Vice Chairman and co-founder Bruce Toll of Toll Brothers - informed the company last month that she and her husband "did not intend to make settlement" on a $2.47 million home they had previously agreed to purchase. Toll Brothers said it intends to pursue its rights under the agreement of sale.   Toll Brothers said expects a 22 percent decline in home-building revenue for its first fiscal quarter, ending Jan. 31st.I wonder how hard they will hold Wendy's feet to the fire.....
