Inverness Illinois Real Estate and Home Sales - Market Data 2009The first chart shows the average marketing tine for homes sold in Inverness Illinois. In April there were no sales of either townhomes or single family homes. Both single family homes and townhomes see peaks and troughs. This is caused by the lack of sales, so when only one closing occurs in a month the marketing time for only one property counts. When we see more sales it gets evened out more.The following chart is showing the list price to sales price ratios for both detached and attached homes in Inverness Illinois. Sales price to list price ratios are in the low 90% on average. This is a little lower than in the Barrington area where the mid 90% is being achieved.********************************************************...

On the heels of my last blog about sale prices and date for homes sold In Inverness Illinois, I thought it appropriate to see what the average asking price for 2008/9 will buy in Inverness today. Before doing that if you are interested in the data I compiled, just click here. The approximate asking price for detached homes in Inverness for toady, April 2009 is $750,000 compared with $898,000 in 2005. So what kind of property can you buy at $148,000 less than 4 years ago? Well the average house in this price range is about 3500 square feet, has 4 bedrooms 3 and a half bathrooms, on 1 acre lot with a 3 car garage. Between $700,000 and $800,000 there are 16 homes available, although 3 have accepted contracts. You can choose between homes in the older subdivisions such as Macinstosh or new ...

I thought residents of Inverness might like to know how well sales of homes are doing compared with the exact same time last year. I am comparing April 2007 to April 2008 with April 2008 to April 2009. I will round the numbers up for ease of reading. During the year April 2007 to April 2008 there were 74 detached homes sold. The average asking price was $778,000 and the average selling price was $731,000. This means homes were selling at 94% of the asking price. The average market time was 294 days.During the year April 2008 to April 2009 there were 40 detached homes sold. The average asking price was $756,000 and the average selling price was $691,000. This shows that homes were selling for 91% of the asking price, the average marketing time fell to 164 days. Now what was happening in ...

2008 was definitely the year of short sales. During 2008 in Inverness 40 Single Family Homes Sold 18 Attached homes sold. i.e. condos and town homes/duplexes. Single Family Stats Out of 40 single family sales only 1 was a short sale. It was a bank owned home. The price was $405,000. Attached Home Stats No short sales. There is currently 1 residential property for sale in Inverness that is marked as a short sale. It also states the property does require some TLC. The price of the home is under $500,000 and it is an older property built in the late 1950's. Some of Inverness has the zip code of Barrington but there are no additional short sale listings under the Barrington zip code for Inverness properties.

There is obviously plenty of gloom and doom news in the media about the struggles of national new home builders and the fact that new home starts are at the lowest levels nationally in the past 16 years is certainly an indication that some areas were obviously a little overbuilt.I Love Good News so I thought I would highlight it here with the sales for KB Homes in their Creekside at Inverness Ridge development. Only 28 Homesites remain and with the current chart shown below, prices have gone up which is a trend that shows that the Barrington and Inverness area is doing ok compared to all of the gloom and doom you may be reading in the media.
