See What Sold in Your North Shore Village in August 2022Inventory came down some more in August in Winnetka, Wilmette, and Glencoe, but stayed stable in Kenilworth and Northfield. Homes that sold in August did not have as many homes selling "over list price" but they were very close. Some of the stats don't always make a lot of sense. The market was on fire in 2021, yet homes are going under contract much faster this August than in August of 2021. The lack of inventory is clearly still having an effect on the market. As an example, 29 homes are currently for sale at this time in Winnetka. Last August, there were 49 and that was considered low. Whenever you think of how low inventory is, remember that there are homes available on the Private Network. This is particularly true in Winnetka and Wilmette where there are approximately 50% more homes available that are not being marketed publicly. It's less so in Glencoe, Kenilworth, and Northfield but they also have private inventory available.71 homes sold in the five villages of Winnetka, Wilmette, Kenilworth, Glencoe, and Northfield. Of those 71 homes:17 sold for over list price (the highest being 16.6% over list)49 sold for under list price (the lowest being 22% under list price)9 sold for list priceThere is always a lag in these numbers since a majority of these homes would have gone under contract in September and October.   KENILWORTH HOME SALES for AUGUST 2019 3 homes closed in KENILWORTH in August. The price range was from $850,000 to $1,500,000.The list to sell price ratio was 89% which was the lowest of the North Shore villages.   This means that homes are entering the market overpriced and have multiple price reductions before selling. The average days on market was 341. Please note that those statistics were just for the month of August which is a tiny sample.  Home Prices in Kenilworth IL for August 2018 Kenilworth has seen eight months (from January 1, 2018) of vastly different median home sale prices. But that is to be expected from such a tiny community of just 800 households. Monthly home sale prices have varied from a low of $694,000 (in April) up to a high of $1,510,000 (in May.) Median days-on-market have also varied from a low of 11 days (May) to a high of 295 days (April.)  There have been a total of 38 homes sold in Kenilworth through the end of August. There were 3 closed home sales in Kenilworth in January, 2018. These homes most likely went under contract during what is considered the slowest time of the market. What is really exciting though is the absorption rate (shown below the chart) that indicates Kenilworth currently has an absorption rate of 7 months.
