Kenilworth IL Historic Homes UPDATED 2022As a former long-time resident of Kenilworth, I am aware of the incredible history and story behind the architecture of this little village.  Joseph Sears, for whom the school is named, bought approximately 224 acres in 1889 and set out to build a planned community.Streets were laid out to get the most sunshine, utilities were placed underground (amazing for the time!), and fences and alleys were prohibited.  Lots were large and Kenilworth had an open, green expanse because of this.By 1996, there were 300 people living in Kenilworth including many noted architects who contributed greatly to the town's ambiance.  George W. Tiny Kenilworth was just named the priciest zip code in the state of Illinois by Property Shark.  In 2016, Kenilworth surpassed $1 million as the median price range.  Kenilworth has one school - Joseph Sears - which educates children from pre-kindergarten through 8th grade - a big advantage over other villages that have elementary, middle, and junior high schools as separate campuses.  Homes are large and stately and have larger sized lots.  And while the wrecking ball has not passed Kenilworth by, it still retains many older historic homes that have been painstakingly remodeled.Let's take a look at the current real estate market in Kenilworth. The average median sale price has dropped since March 2016 and is holding steady now:  Average market time has been steady since April of 2016 -...

Kenilworth IL Passes Liquor License Law - Dry No More!Updated 2022Kenilworth has always had the smallest commercial district of any North Shore village.  Basically, Green Bay Road runs through town separating it into the east and west sides.  There are a few shops and businesses on that stretch of Green Bay as well as a few on Park Dr.I lived in Kenilworth for around 20 years and never gave it any thought.  After all, we had Wilmette with its great downtown just to the south, and Winnetka on the north side.  Kenilworth is tiny and nothing is very far.  For the most part, people drove right through Kenilworth on to someplace else (unless they lived there.)Several businesses have maintained their presence there for many years including R & B Cycles (562 Green Bay Road) and the Federalist ...

One of the most surprising statistics I found for 2015 North Shore home sales was in Kenilworth.  Notice in the graph below the difference between the average sale price of 2014 vs. 2015.  That's a prodigious increase of 26%!  There were fewer sales which meant less inventory and the resulting increase in average home prices.  There was nothing in the numbers to indicate that one errant sale threw the numbers off.  Good news after years of stagnation.     Here is the complete list of home sales in Kenilworth in 2015: Currently, the Kenilworth real estate market looks like this:Homes for sale:  39Lowest price:  $799,000Highest price:  $3,950,000Homes under contract:  4Absorption rate* 12 1/2 months - a buyer's market(the absorption rate is the time it would take for all existing inventor...

Usually when I write market reports for tiny Kenilworth, I must remind readers that Kenilworth is, well, tiny.  That means there are fewer sales, and thus fewer stats.  When the numbers are so low, it's not realistic to extrapolate too much from the stats.  I like to do quarterly reports, but to analyze what's happening in Kenilworth, it's best to look at a longer length of time.Nevertheless, here are the sales comparisions between the 1st quarters of 2015 and 2014. Sales were the same for each quarter but it would seem that prices have skyrocketed.  All the other local villages including Wilmette, Winnetka, Glencoe, Northfield, and Glenview are all showing prices increases in 2015.  However,  this staggering increase of 56% is simply not a valid statistic just shows the vagaries of the...

Do you know what the absorption rate is in any given area.  Did you know that you can use this handy number to help determine how to price your home, or buy a home.   The absorption rate is simply a way to tell if we are experiencing a buyer's, seller's, or balanced market.  It tells us how long the current inventory would take to sell if no new homes came on the market.  This can be done for a particular zip code, a price range, or just a subdivision. Here is an absorption rate chart that explains how many months make up the different markets: If a home sells in under 4 months, it is considered a fast seller's market.  Prices are rising.  However, if it is taking longer than 7 months, then it's a buyer's market and prices are heading downward. In Kenilworth, a beautiful lakeside home located at 619 Sheridan Road sold for $6,100,000.  It has 4 bedrooms, 4 full and 2 half baths and a beautiful 9/10 of an acre with a private beach.     A very affordable Kenilworth home sold for $420,000 at 606 Roger Avenue.  This home had 3 bedrooms, 2 full baths and 1 powder room.  Great entry level home for the Joseph Sears School District in Kenilworth.
