Kenilworth posted 3 sales in October - and according to the numbers, they were priced well and sold quickly: Sold homes:  3  Average sold price:  $801,250 Average list to sell price ratio:  99% Average days on market:  8 Current Real Estate Market in Kenilworth: For sale:  29 homes Priced:  $749,000 to $8,950,000 Under contract:  5 homes (with contingencies) Pending:  1 home (contingencies cleared) The average sale price may seem low but the three sales were approximately 400,000, 700,000, and 1,200,000.  What is more revealing is that they sold at a phenomenal 99% of asking price - before any price reductions were needed.  Sellers need to be priced well at this time of year and in Kenilworth, buyers responded quickly.   All Kenilworth Homes for Sale

The first six months of 2014 clearly show that there was a lack of inventory in Kenilworth.  I know that in May many new homes were listed that helped to alleviate that problem, but the comparison of 2013 to 2014 confirms a dearth of homes for sale.   Mid Year Kenilworth Real Estate Market Report 2014 (with 2013 numbers in red) Homes sold:  18 (27) Average list price:  $1,542,000 ($1,401,000) Average sold price:  $1,423,000 ($1,309,000) List price to sell price ratio:  92% (93%)  (based on final reduced asking price) Average days on market:  117 (148) There were 33% fewer homes sold in 2014 and those homes sold for an average of 12% higher than 2013. The absorption rate is one tool that a real estate agent can use in helping a seller to better understand their local market.   By using a particular time period, in this case the past 6 months, and comparing the number of sold homes in that time period with the number of current listings, the absorption rate can be identified. And what is absorption rate?  It identifies the rate at which a market absorbs (sells off) the inventory.  If the market does not change and no new listing come on, the absorption rate tells you how many months it will take to sell off the current inventory.  It gives you a sense of the pace of the market. Kenilworth is the North Shore's smallest village with a wide range of prices, albeit on the high end. Kenilworth IL Real Estate has boomed during the last year. The village is just in between Wilmette and Winnetka sitting right on Lake Michigan with it's own public beach. It is 15 miles north of downtown Chicago and only has a population of 2,500 people. It's considered to be one of the most affluent communities in the country. Kenilworth, IL Housing Report Home Sales 2012     The news is coming at us from all sides, proclaiming, "Real Estate Market Comeback" or "Home Prices Increase."  Yes and no. As we know by now, real estate is very, very local and national trends may be quite different from what is happening here.  I just returned from a trip to Los Angeles where the market is hot, inventory is low, and multiple offers are common.  Lots of disappointed buyers. Our market in Kenilworth and the North Shore is holding steady - although the price drop in Kenilworth was dramatic at 25%.  Total sales were slightly up and list to sell price ratios were the same.  It's always tricky to gauge trends in Kenilworth because it's a small village and there are fewer sales from which to draw from.  Just a few skewed pr...

Kenilworth Real Estate Market Report November 2012     The market is beginning its annual end-of-year slow down but there are still lots of buyers looking for homes. I just put a listing under contract this weekend for a 2013 close.  Inventory is low and well-priced homes are not taking long to sell.  Prices have not risen - rather they are just flatlined for now. Here are the statistics for Kenilworth: Sold Homes:    11 Average List Price:  $619,000 Average Sell Price:  $583,000 List to Sell Price Ratio:  94%     Average Days on Market:  113 With only one house selling in November in Kenilworth, the average list and sell prices are skewed.  Normally, those numbers are much higher, usually well over $1 million.  But the list to sell ratio is good and 113 days on market is very good.
