Homes for Sale Under $1,000,000 in Kenilworth IL If you know anything about the North Shore of Chicago, you have probably heard of Kenilworth, a tiny community with the distinction of being one of the three wealthiest neighborhoods in the US according to Forbes.com and Businessweek.com. The median list price of the homes currently for sale in this tiny village is $1,800,000 and the maximum price is $8,950,000. Given that, most people think there's no such thing as a home for sale under $1,000,000 in Kenilworth. And it is, in fact,  next to impossible to find a such a home in the original part of Kenilworth developed by Joseph Sears (east of Green Bay Rd). Kenilworth Green Bay Corridor Plan Kenilworth is a very desirable and lovely community - elegant homes, the lake shore, good transportation, a safe environment, and an excellent school.  These are the things that draw buyers to Kenilworth real estate.  However, Kenilworth does lack one tiny thing -  and that is a downtown area.   There are a few stores and businesses on Park Avenue and dotting Green Bay Road between Winnetka and Kenilworth avenues.  Truthfully, many residents like it that way because it keeps Kenilworth quieter and less congested..  But from a financial standpoint, the Village of  Kenilworth recognizes the need for both a larger tax base and and more aesthetic thoroughfare through its town.   Currently the Village is conducting a study which will continue for the durat...

Kenilworth Real Estate Market Report October 2012 Kenilworth had two homes sell in October: 631 Ridge Road - sold as a foreclosure for $610,000.  The sellers paid $1,175,000 for it in 2006 and listed it for sale in 2010 for $1,099,000.   615 Essex - sold for $1,600,000 and was sold before it was listed.   Two very different types of sales in October, neither of which is really representative of the usual Kenilworth real estate market.   Currently for Sale in Kenilworth: Kenilworth Homes for Sale:  40 (low:  $330,000, high:  $8,950,000) Homes Under Contract:    2 Pending Homes:    5

Kenilworth Home Rule Driving through Kenilworth today I saw lots of yard signs -and I don't mean the Romney or Obama ones.  They were simple white signs that proclaimed whether the homeowner was for or against home rule for the village of Kenilworth. There is a lot of discussion, disagreement, and misunderstanding when it comes to home rule.   For help in understanding the issues, residents can attend one of the two open houses that the village is hosting this week and next at the Kenilworth Village Hall.  The meetings are informal and without an agenda - the point is for residents to ask any questions they have on the subject. Kenilworth Real Estate Market Report Third Quarter 2012 Sales of single family homes in Kenilworth when compared monthly or quarterly don't show a complete picture simply because the village is so small.  So keep that in mind when you read the stats for sold homes in Kenilworth. I think a better overall snapshot of the market will be seen at the end of the year. For now however, sales and prices were down for this year. Kenilworth Sold Homes Third Quarter 2012:   # Sold Homes Average Sold Price Average Ratio List:Sell Price Average Days on Market Homes 8 $1,108,875 88% 195 Condos 0 0 0 0 In the same period of 2011, 11 homes sold and the average price then was $1,587,302.  The one bit of good news this year is that the average days on market has come down from last year's high of 340 day...

Kenilworth, IL - August 2012 Market Report 3 homes and 0 condos sold in Kenilworth during the month of August - the last big push before school started.   For single-family homes the average sale price was $939,666 (lower than usual since the three sales were relatively small.)  Market time averaged 320 days days and the  list:price ratio was 86% - better than in past months. The least expensive house in Kenilworth sold for $490,000 and the high-end price was $1,285,000. There were no condo sales in Kenilworth in August. Currently for sale in Kenilworth: Condos: Just one listed for sale for $405,000. Single Family Homes:  43 homes priced from $515,000 to $8,950,000 for a remodeled home on a double lot. Kenilworth's Most Expensive Homes are Selling Usually, a town with a variety of housing choices sells its lowest priced homes more quickly than the more expensive homes.  Calculating the absorption rate for Kenilworth, IL, I found the opposite to be true.   Kenilworth is known for its beautiful large homes, many built in a prior century and many built quite recently.  One of its biggest draws is the highly rated Joseph Sears School which encompasses kindergarten through eighth grade on the same campus.  Not to mention it's right on Lake Michigan. Hallowpalooza a Halloween Party in KENILWORTH Trick-or-Treating in keniilworth is traditionally done on the Friday before Halloween, this year that's Friday October 29.  The police department recommends children trick-or-treat between the hours of 3 and 6 pm. What's a kid to do after that?  well - Head over to the Kenilworth club for Hallowpalooza, an after trick-or-treating party for the whole family held at the kenilworth club. Residents can go to the kenilworth club for pizza, beverages, and "witches Brew" for adults.  Kids can play games and watch a magic show by Randy. Kenilworth Now Accepting Items for Recycling - The Village Hall in Kenilworth is now accepting certain items for recycling.  Old cell phones, digital cameras, DVDs, MP3 players, print cartridges and laptop computers can all be brought in to the Village Hall at 419 Richmond Road in Kenilworth.  Items NOT accepted: computer monitors, printers, personal computers and toner cartridges. There is a disposal container by the front desk and items can be brought in any time during the day, which in this case means 24 hours because the bins are in the lobby and can be accessed any time. The program is being sponsored by Recycling Avenue, which is a non-profit started and run by a group of physically handicapped young adults.  Their website has some startling statistics about how grossly polluting...

If you think the real estate market is bad, you haven't been around a good stager!!  This week alone, 3 of the 4 properties I staged in July, in the Chicagoland area, have gone under contract!!  The first, a $358K, 2 bedroom condo on Chicago's Lake Shore Drive, went under contract just 23 days after staging.  The unit was fairly updated, and the owner had left a few random pieces of furniture to work with.  By chosing more neutral paint colors and bringing in furniture and accessories to round out what the owner had left behind, the condo went from bland to SOLD! Several weeks ago I wrote a post about the possibility of Townley Field in Kenilworth being replaced by artificial turf (see Townley Field in Kenilworth Going" Ungreen"?)  The question was put to rest on Election Day when 81% of voters decided not to opt for artificial turf, even if private donations were used to purchase and install it.  But . . . voters also defeated a proposal to re-sod the park and increase taxes to pay for it.  Kenilworth Park Board President Thomas Feeney has said that the village is consulting with the Chicago Bear's groundskeeper for ideas on how to improve the drainage and maintain the field.  And keep within a budget that will draw on a $415,000 reserve plus additional private donations.  The Village plans to begin work on the field after the Kenilworth/Winnet...
