The holiday season is officially here in Lake Zurich. When I was actively listing homes for sale (that was only a few days ago since I just recently made a switch) I offered my clients what is commonly known as an "Easy Exit Listing Agreement." Basically, although each of my listings was taken for a full year, I would allow my sellers to cancel at any time with a 15 day notice - and with no cancellation fee.  I rarely had sellers cancel a listing, so I always felt confident in offering them an easy way out. Earlier this week I posted Moving With Children (Part 1 of 2). If you haven't read that already, please check it out! As I mentioned in Part 1, moving can be hard on your children. Depending upon where you move, they may need to make new friends, adjust to a new school, find their way around a new neighborhood and settle into their new home. It's a daunting prospect for adults, but for kids it can be an especially anxiety-filled time. When I walk around my Lake Zurich neighborhood, it's evident that there are many young families living here. There are skateboard ramps and sidewalk chalk on the driveways. I notice a bike, baseball bat, jump rope, or Barbie discarded by a child in pursuit of other fun things to do. Sometimes you can even see through the window that the living or dining room has been converted into a playroom by a young family. I love these signs of life; actually they make me a little nostalgic since my own boys have long outgrown the toys of their youth. But when you are selling your house? Not so much. Staging your house for sale when you have children is difficult, especially in today's housing market when the house may take months to sell. Although this information is usually provided on the listing sheet, it is my recommendation that all buyers independently verify this information before purchasing the home. You hear these four little words, "you need reading glasses."  I know, I know...we age, it happens, get over it. But I didn't think it would happen to me...so soon.  First of all, this September I sent my oldest son off to college. How can that be? And now I need reading glasses? Whatever happened to my youth and perfect vision? This just isn't fair at all.  I feel youthful. I act youthful. Some even say I still look youthful. But apparently I've now reached that magical age of 43 (gulp) where words on the page started getting a little fuzzy. Last Monday morning brought unsettling news both regarding the overall economy and the housing market closer to home. I don't like to be the bearer of bad news or to dwell on the negative, but I do believe that the public needs to understand the reality of the situation in order to make sound financial and housing decisions and real estate agents shouldn't walk around with blinders on. The absorption rate in Northern Illinois could rise to about 16 months by the end of this year. I was also informed that prices may need to drop approximately 7% in order to stabilize our housing market. According to many experts a stable housing market has about 6 months of inventory. On my way driving home from my office today I noticed 5 for sale by owner signs…all within approximately a one mile radius. This is a sudden increase in for sale by owner signs in the area, making me wonder if this is a sign of the times or of the times to come in our troubled real estate market. There had been a noticeable decline in for sale by owner signs in the area over the past few years. Sure, there were still a few optimistic sellers who would put out a for sale by owner sign and hold a few weekend open houses, but by and large those signs would be replaced within two or three weeks by a local real estate company sign. A fun time for all on August 19th at Stonewall Orchard Golf Club in Grayslake.   "One of the State's Top Courses" - Golf Digest 2004-2007 and "One of America's Best Courses" - Zagat Guide 2006-2007.  It was my first time playing at the course which is beautiful and challenging, yet I am still a beginner with only 3 years under my belt.  There were about 160 golfers at the Lake Zurich F.O.P. Nope, not with envy. And I'm not a newbie, that's for sure. I don't feel ill, either. I'm simply a little greener this year than last because I have not used the automatic sprinkler system all summer! Admittedly, my Lake Zurich yard is not the perfect carpet of soft green grass I'm used to. Actually, it looks a lot like all the rest of the lawns on the block, a little tired and dry. But it has saved a ton of water, and that is something that I feel really good about. I'm still working on going green in other ways, such as remembering to bring my own shopping bags into the store every time. I recycle, use organic fertilizer on the lawn and have switched most of the light bulbs in the house to compact fluorescent ones.
