A home I know quite well just came on the market in my farm area, River Bend.  I met with the homeowners last spring.  At that time, the homeowners were interested in selling their townhome and buying a bigger home in nearby Naperville.  They asked me about pricing.  I explained to them where there home would stand in the market.  They were hoping to sell their townhome for about $350K.  At the time, it would have sold for around $310K.  They were disappointed and chose not to put their home on the market. I showed them a few homes last spring just the same... And a few more this spring... Just curious. Are we all just "being positive"?  Or am I the only Realtor who is not ALWAYS AT A CLOSING? -Ken's skeptical look Look, I have already documented how I AM A HORRIBLE REALTOR, but I am still ridiculously slow for this time of the year. Yet from what I read on Active Rain and hear from fellow Realtors, agents must be all driving around in Porches and Rolls Royces. I just don't believe that Realtors are as BUSY AS THEY SAY THEY ARE. I ran into an agent the other day while farming River Bend.  She did not know I was a Realtor so she was quick to tell me "Homes are really selling again!" I was sitting on the couch with my 9 year old niece this morning.  I was drinking my coffee, reading the paper, and CNBC was on in the background. "So how is the real estate market, Dylan," I asked.  It felt good to ask someone else this.  As a Realtor, I am asked this question many times every day. I was curious how a 9 year old girl would answer the question. "I have heard that it is not very good," Dylan answered. "Where did you hear that," I followed up, nervous she would name me as the source of her gloom. "I think I heard it on the TV," she said. Well, at least it didn't come from my mouth.  Although I am the one who watches CNBC religiously. Bad Ken. After what could be best described as a sluggish spring real estate market for one of my favorite little subdivisions, the River Bend Townhomes, the summer market is really starting to heat up. After only 4 sales in the first half of the year, the townhomes, located in Lisle Illinois just off of Rte. 53 and 59th Street, have seen 3 contracts written in the last two weeks.  Prices have come to down to a level where buyers could sit on the sidelines no more.  And the buyers have moved in aggressively, with one third of the homes FOR SALE now under contract. Property values in Lisle, IL, have increased since 2005.  The data covers the last 3 years and shows that although the number of homes sold is down, the values have actually increased slightly.  The chart below shows the decline in detached single family homes sales from 2005-2007.The data above confirms what the national media has been saying about the real estate market.  It IS true, Lisle has shown declines in the number of homes sold just like the rest of the country.  As a percentage, home sales are down about 30.5% during this period.  Where the news reports make their mistake is with the broad generalizations regarding the home prices.  Below you will see what has happened to local home values over this same period of time.This graph shows the average price of homes sold in Lisle...

What a wionderful cultural experience is being offered by Kennedy Junior High School in Lisle Illinois.  Kennedy Junior Hig presents the Natya Theater Dance Company of Chicago.  They will be performing at Kennedy Junior High School on March 17, 2008 at 7 PM. This is a free one-hour performance and demonstration by this renowned Indian Dance Company. Natya Theater Dance Company has performed with the Chicago Symphony Orchestra and YoYo Ma, as well as at numerous midwest locations. Please join us for this wonderful cultural event.

On March 3, 2008, Kennedy Junior High School, located in District 203, Lisle Illinois was named as ONE OF 3 STATE WINNERS as an Illinois Horizon School.  The Association of Illinois Middle Schools invited Kennedy to go through their application process this year to select an Illinois Horizon School, A School to Watch. This included a lengthy application demonstrating a broad range of criteria for successful schools in Illinois. After our application passed the state level review committee, a site visit took place.   Lisle was recently named by Money Magazine as number 20 on the list of  the top 100 best places to live in the United States. All I can say to that is, it's about time!  Lisle has long been overshadowed by its larger neighbors, Naperville and Downers Grove. Hello real estate world.  I am new at posting blogs and must admit I am doing some practicing here.  Anyway... I thought I would write about a beautiful townhome subdivision in Lisle, Illinois called River Bend.  The townhomes are very reasonably priced from the low to mid 300's.  Brick and siding exterior, two decks, beautiful landscaping, brick driveways, patios.  Cool layouts.  Not huge, but very nice.  There are only 7 on the market now.  Last year at this time there were 16 available.  Some very nice ones to choose from. Just been too busy to remind you about this fun event.That is, until I saw my first hot air balloon of 2007...floating above my home!The city of Lisle has its annual hot air balloon fest around the 4th of July holidays. And, if you live nearby, there's a chance of seeing the balloons between 6 and 7am and then again between 6 and 8 pm.But, the weather has to cooperate. It needs to be calm...no showers, clouds or thunderstorms. The balloons hiss off and then just quietly meander along on the wind currents.It's really fun to watch the difference variety of balloons. And, if you want, you can pay admission and partake of rides and food. And, watch them set up for their ascent. Bet the kids would be fascinated.And, this reminds me that all our summer festivals seem to involve food. The Tast...
