For many years all I did was list, list and list. I was in a new, small office (15 people, more or less) with a new manager and almost everyone in the office was a real estate newbie.I listed a condo and we received an offer from one of the agents in our office who was getting divorced. In those days, all the agents represented the seller and the presentation of the offer was in the seller's home. Our agent shows up and does her presentation but in such a way that the sellers take an instant dislike to her. So, I suggest that she go back to the office which was only a block away, and I'd call her with the response. In the end, we reached an agreement. Everything moves forward as it should...until closing. We have a Friday afternoon closing scheduled and as the sellers were so irritated by ...

You'd best be wearing a smile as you go thru that red light! After much heming and hawing, the City has decided to set up cameras to catch those drivers who go thru a red light without stopping when making a right hand turn. The first installations will be at several of the busiest intersections in town. 75th street at Naper-Plainfield Road; 95th and Book Road; and at the intersection of Route 59 and I-88.I drive on 75th street all the time as our office is just north of it on Washington, and my favorite Caribou coffee house is next to Naper-Plainfield Road at 75th. And, it's agony. There's always traffic. And trucks. Turning left or right is tricky. And driving on Route 59? Masses of cars. Lots of stop lights. And entrances and exits to all the shopping centers located on Route 59. Trul...

"Toll Brothers said Thursday, February 22, 2007, that its first-quarter profit fell 67% from a year ago, and the company lowered its full-year outlook amid continued weak housing sales.  New home orders fell 33% to 1,544 units." This is from a TheStreet.com story today.   Toll Brothers is a high-end builder and the fact that they're predicting a slow year ties in with what we're seeing in the Naperville new construction market.   Homes are sitting; prices are dropping; builders are hurting.   Here are some recent builder ads:   YOU BUY. WE PAY (They're willing to pay one year of your present home's mortgage)   THOUSANDS OF LUXURY UPGRADES (Granite counter tops? Stainless Steel appliances? Wood floors? You've got it)   Save up to $40,000 on fast delivery Homes (We need to sell out our sp...

This closing took place around 1978. I was the listing agent and the closing was scheduled for a Friday afternoon at a title company off of Route 53.I got there at 1 pm...and the buyers walk in lugging shopping bags filled with jars of coins! Well, the house sold for less than $50,000.So, the attorneys requested that both agents count all the coins in the jars. (In retrospect, it would have been so much smarter to request that the buyers take their coins to a bank.)We sat on the floor counting pennies, nickels, dimes and quarters. Took us till 5pm.But, we closed.Memo to all buyers: Bring a certified or cashiers check, made payable to yourself, to the closing.

Did you know that the inspiration for the Century Walk in downtown Naperville was inspired by a small town in Canada? (I'm not a proud Canadian at all, eh?)What is the Century Walk, you might be asking yourself?  It's the brain child of Brand Bobosky.  He had seen a town in Canada that had murals painted through out it.  Now I don't know for certain, but I'm going to venture a guess that the town was the much famed Chemainus, an old depressed logging town in BC (that's British Columbia, for all you non-Canuck's).  The town lost it's sawmill and economic base.  That is until they painted murals all over the buildings drawing folks from far and wide who came to see the paintings and stayed a while, thus creating an instant tourism economy. While Naperville's economy was never close to the...

When you decide to buy a home, you may feel resistance to fulfilling the many practical requirements that are necessary to turn your dream into a reality. An important part of a professional real estate agent's job is to help you overcome such resistance. You will need to handle a multitude of details when purchasing a property. There are numerous deadlines that require a timely response. Home purchases come with a lot of paperwork, such as the financial statement and purchase agreement. Negotiations with the seller are a standard part of the process. All of these practical "realities" can seem overwhelming. You may experience a startling range of emotions at each step of the way, from mild anxiety to full-blown "buyer's remorse". It helps to remember that everyone who has purchased a hom...

Many homebuyers have experienced the alternating waves of excitement and regret that can occur when the real estate agent presents your offer to the sellers and they accept it. At first you will probably feel ecstatic--unless you wake up the next morning, covered with a rash and asking yourself, "What on earth have I just done?"Occasionally agents get a morning-after call from buyers who will do anything to get out of the commitment they just made. If you are purchasing a home and find yourself in this condition, there are two important things to remember. First, your rash accompanies a very common condition called "Buyers' Remorse". Almost everyone who buys a house experiences this feeling, with varying degrees of intensity, sometime between making the inital offer and finalizing the s...

Many states require the seller of a home to fill out a real estate disclosure statement when transferring the title. The disclosure is designed to reveal any material defects in the home to the new owner. When buying a home, take the time to read the fine print of the disclosure form. Look for a section that asks the seller to indicate the material defects that exist in the home's major systems. Most forms will specify interior and exterior walls, ceilings, roof, insulation, windows, fences, driveway, sidewalks, floors, doors, foundation, and the electrical and plumbing systems. As the buyer you will want to know of defects in any of these areas. Sellers are required to note the presence of environmental hazards or zoning violations. They must disclose if there are any encroachments or ...

So, you're going to be moving and here's some items that require special ways to get rid of it.1) Paint. Just make sure that your latex paint is hard and dry. If it is, then it can go out in the trash.2) Oil based paint. If you happen to have some oil based paint then you have a Household Hazardous Waste item. The Illinois Environmental Protection Agency would like you to call them at 217-785-8604 or visit their website: www.epa.state.il.us3) Stains, paint thinners and solvents. Again, these items are HHW...in fact, some are even explosive if left out in the sun. Dispose of these items correctly.4) Old gasoline and antifreeze. Again, dangerous material so take it to a Household Hazardous Waste collection center. Visit the above website and find where your nearest center is.5) Used Compu...

When you are selecting land on which to build your new home, be certain to investigate the zoning for that particular area. You might fall in love with rural acreage that just happens to be zoned for agricultural or recreational purposes. Since zoning uses are not interchangeable, you would need to apply for a variance in order to build a single-family residential dwelling on the land. This can be a challenging process! Getting approval to have the zoning changed on property requires that you first give public notice, and then request approval for a variance from the government agencies that supervise enforcement of the zoning plan. You might encounter resistance from neighbors or various local interest groups who oppose the zoning changes that would allow you to build your dream home. ...

Every city and county has zoning laws that define and restrict how property owners can use the land. The purpose of zoning regulations is to establish development standards and to ensure that the land is used for the common good. There are restrictions on both the type of structures you can build and how the property can be used. Common zoning categories are residential, agricultural, industrial, commercial and recreational. There are sub-categories such as single-family residential zones and multiple family residential zones, (areas where condo and apartment complexes are permitted.) Zoning ordinances also contain restrictions on the height and square footage of the buildings, the number of stories allowed and how close buildings can be to one another. They state what kinds of faciliti...

If you are selling your house, you may have to jump through a few hoops between the time you and the buyer reach an agreement and the time the money and deed change hands. The structural inspector usually finds a few things that need to be repaired or replaced, and the termite inspection may reveal the presence of unwanted pests. Most buyers will also have a list of items that they want the seller to fix.The ideal is to have your home as perfect condition as possible in time for the walk-through inspection prior to closing. If you have agreed to complete repairs on your home, it is a good idea to get an early start on the work so there will be plenty of time to correct any "surprises" that may be found. Call several companies to get competitive bids for the work that needs to be done or...
