What's the results of the tax credit with Roselle Home Buyers? I've been waiting to write this update now for quite sometime on Roselle Home Sales and to be honest, it sure is a let down!  Yep, anti-climactic end to the Home Buyers Tax Credit.  Like a sharp object aimed at a balloon, it's a total fizzle (or as Snoop Dogg would say 'a total furrrschnizzle').The graph illustrates sales for single family and multi-family Roselle Homes from January to June 2010.  With all the media hype, I would have expected better numbers.  What I see here is the standard increases that we see every year at this time.  But, one caveat for Roselle Homes is that I believe the tax credit was more valuable to multi-family buyers.  Here we see a surge for the deadline but again this could also because of the t...

There is a large amount of inventory thruout the Northwest Suburbs of Chicago which include Roselle IL homes.  Sellers are competing to make their home standout and enhance their marketability.  Prices have held between 4 to 6% from the listing price over the recent months.   Here is a chart of the ACTIVE Single Family Roselle IL Homes by price range with the market times posted as 'average days on the market.'   There currently are 125 single family homes available for sale with an average market time of 216 days.  The average list price is $341,631 and the highest listing price is $849,900.  The largest selection of Roselle homes occurs in the $200,000 to $300,000 price range. This is the 'Months Supply of Inventory' for Roselle IL Single Family Homes for 2009. This number is also called the 'Conversion Rate' or the 'Absorption Rate' which is how long and how much inventory is on the market in that particular town. Obviously, the higher the rate, the longer the market time for homes in that community. Does your agent know the 'Absorption Rate' and will they share that information with you? It shouldn't be kept a secret because it plays a pivotal role in how your home should be marketed. Roselle Illinois Market Update by Price Range - July, August, September 2009 Diligently trying to keep both buyers and sellers educated on the local Roselle Illinois Home Sales and housing market has been my goal with these regular posts. This market update gives you the number of homes that have sold by price range so you get a feel for the current sales activity.  Which is up giving encouraging news! 35% over the last 3 months!Isn't the $8000 Tax Credit making a difference?  Isn't the lower interest rates making a difference?  Maybe the great values in the area?I honestly can't say the reason for this quarterly upswing but for once it's good news that sales are inching forward. Roselle Illinois Closed Home Market Update by Price Range - March 2009 Always trying to keep both buyers and sellers informed on the local Roselle housing market has been my goal for many years. There have been 17 total sales with the lowest price of $150,000 for a 3BR home.  I'm sure you'll agree that's a great deal for Roselle!  Why am I not enthusiastic on the overall sales?  Because the Roselle Market is lagging way behind the sales of other surrounding areas.  Homes in Roselle are not selling as they should be and are down 55% from the 2nd half of 2008. Another market oddity is that there was only 1 sale between the $201,000 to $250,000 price range.  There were more BELOW the $200,000 mark.  No sales at all between $350,000 to $500,000.
