Hi Everyone,I hope you have all dried out from last week's storm. For those of you who had water in your basements, here are some pointers we received at Village Hall this week:Remove any water from floors so they won't warp. Wash walls and floors with a disinfectant to prevent mold and mildew.Remove wet  drywall; up to at least two feet above the high water mark. Leave your doors, windows and cupboards open. To avoid dry rot, allow at least six months to pass before relaying floor coverings. Use a dehumidifier wherever carpets or furnishings have absorbed water. Consider throwing out wet carpeting to avoid mold problems.Drying can take months, so don't redecorate immediately. If you are new to the area, you might want to purchase a battery back for your sump pump (i.e. Ace-In-The-Hole, ...

Hi Everyone,I just wanted to let you know that we received the Certified Census numbers Friday based upon the 2000 Census for the Village of Campton Hills. The Official Census numbers show that we have a population of 10,504 residing in 3,225 households. Our records last winter showed that 818 building permits had been issued since 2000 and with the average household consisting of 3.26 people, that puts our true population closer to 13,171. The state will use the 10,504 number to base our shared revenue payments on and the Village is scheduled to start receiving payments next month. We are still waiting for the quote from the Census Bureau for the cost of a Special Census to count those who moved into the area since 2000. I would like to publicly thank Trustee Cappell for his help in fi...

Today at church, St. Pat's, I was reading the bulletin prior to mass and the name St. Pat & St. Charles crossed my vision path at the same time.  It made we wonder - I know very little about what the city I live in was named after.  I assumed it must be St. Charles which I knew nothing about. I'm at home now and started doing some research.  To my surprise it doesn't seem like the name has anything to do with a Saint Charles. From the St. Charles Heritage Center Website ( http://www.stcmuseum.org/historic7.html )     During late 1830s, it was discovered that there was another Charleston in downstate Illinois. The southern Charleston was slightly older than the northern. In 1839, it was suggested by S.S. Jones, a lawyer in town, that the name of the town be changed from Charleston to St. ...

Burr Hill is one of two Golf Communities in St. Charles, IL..  The golf course at Burr Hill went private less than 3 years ago. The homes and golf course are great.  The majority of the homes in the area are in the $1-2 million range with a few luxurious exceptions.  The home for sale at $3,520,000 on 2.5 acres is a architectural masterpiece.Active ListingsList Price Range# ListingsAvg. Days on Mkt$700,000 - $799,9992136$800,000 - $899,999138$900,000 - $999,9991110$1,000,000 - $1,999,99910143$2,000,000 - $2,999,9991245$3,000,000 - $3,999,999166  Active Listings Summary# UnitsAvg. MTMedian List PriceAvg. List PriceMax. List PriceMin. List PriceTotal Volume16135$1,200,000$1,407,925$3,520,000$769,900$22,526,800  Sold PropertiesSold Price Range# ListingsAvg. Days on Mkt$600,000 - $699,99921...

The following is the current market status for the Prairie Lakes Subdivision in St. Charles, IL.  Prairie Lakes subdivision is one of the most luxurious areas in St. Charles.  Most homes are at or above the $1 million range.  There are currently 2 homes for sale under $1 million.  I seriously doubt there will be any more built under $1 million.  If you're looking for luxury on 1/2 acre or larger lots with an abondance of open space then Prairie Lakes is for you. Active ListingsList Price Range# ListingsAvg. Days on Mkt$800,000 - $899,9991123$900,000 - $999,9991461$1,000,000 - $1,999,9998128$2,000,000 - $2,999,9991244$3,000,000 - $3,999,9991339  Active Listings Summary# UnitsAvg. MTMedian List PriceAvg. List PriceMax. List PriceMin. List PriceTotal Volume12183$1,449,900$1,607,833$3,275,0...

The following is the current stats for the Fox Mill Subdivision in St. Charles, IL.  Upon reviewing the data in this graph I noticed the really long market time for the homes over $900,000.  I presumed this was caused by new construction homes which are in that price range.  My assumption was right.  Below I plotted the same data without the new construction homes.  The newer homes in the Fox Mill subdivision are $800,000 and above and are very luxurious.  Fox Mill is a very nice planned community with walking paths, ponds and lots of open space.Active ListingsList Price Range# ListingsAvg. Days on Mkt$400,000 - $449,9991486$450,000 - $499,999425$500,000 - $549,99910157$550,000 - $599,9994189$600,000 - $699,9999204$700,000 - $799,99915244$800,000 - $899,9995163$900,000 - $999,9995487$1,...

I just read other article discussing the luxury home market in St. Charles.  It made me wonder exactly how many million $ plus homes there actually were currently for sale.  I did a little research and came up with the results below.  Both of us have lived in St. Charles for awhile and truly appreciate the serenity of open space.  The market has shown that the word has gotten out and professionals tired of the cramped space found in many of the suburbs closer to the city and are moving west.  All the new development in St. Charles is targeting this high end market with no end in sight.  These homes are luxurious offering the best in luxury ammenities while still providing access to Chicago via the expressways and Metra.Active ListingsList Price Range# ListingsAvg. Days on Mkt$1,000,000 ...

Sure this house costs $3,500,000 dollars.  If you're relocating to Saint Charles, I can help you with an integrous realtor.  When working in these price ranges, note that there are a myriad of options.  Basically the ideal situation on a high end home like this would to have a maximum mortgage.  I've dealt wiht many whom have had the ability to pay for the home in cash.  But if the homebuyer can buy cash, it'd still be in the best interest to have a loan that maxes out at the hightest loan limit of say....80%.  By not buying this home with 3,500,000 $, the buyer can place that money in an investment account and, through compounding, a homebuyer would have enough money, through compounding, in 18 years to pay off the entire 30 year mortgage.  That money that is not put down, but rathe...

Most people know that there has been a vote to incorporate into a village of Campton Township.  Today I received the following e-mail:CAMPTON HILLS, ILLINOIS - The Committee to Incorporate the Village of Campton Hills is holding a meet and greet with the 21 candidates for village official positions on Thursday, May 10th from 7-9pm.  The 500 residents who signed the petition to place the incorporation issue on the ballot have been personally invited and will receive priority entrance to hear a brief biography from each candidate and then to informally mingle with the candidates asking questions one-on-one.   This meeting will be held at the Campton Township Community Center located at 5N082 Old LaFox Road, St. Charles, Illinois.  As space allows, the general public will also be allowed a...

Saint Charles has many areas for high end homes from over 1 million dollars to over 4.5 million dollars.  Crane Road, Fox Chase, Dover Hill are just some.  Ask for a free enrollment to Home Scouting Report.  It's the only engine out there that sweeps the MLS daily. It gives you pictures, prices, address and directions of all your favorite homes.  No cost or obligation.  It's costing our company over $30,000 per month to offer this highest end product to all clients whom are searching for homes.  This is by subscription only and you can't find this even on google.  We pay the subscription.  Contact me if you want to track your favorite homes.  You'll be notified if anything happens to one of your favorite properties, such as price lowering, new contract coming in or even new photos about...

It has been an interesting past 6 months watching what has been happening with the St. Charles School Board, and the reaction that they have stirred up, mainly regarding the boundary decisions. No matter what you feel, it is important that you get involved with the voting process on April 17th. Don't let others make the decision for you, your children, grandchildren, and/or neighbors. It is never a bad thing to have a choice. The School Board is an important governing body, and I think, we can all see how they make decisions that affect the community and their individual lives. VOTE!     You can view the April 17, 2007 School Board Election Calendar here: http://www.d303.org/news/press/election07pr.htm Ballot orderPartial (two-year) term, vote for one· Incorporated: Bobbie Raehl· Uninc...
