Real Estate Market Update - Northwest Suburbs near the Schaumburg Area - April 2017 This is the place to get all your real estate questions answered! What are Prices Doing?  Average sales prices are increasing ever so slightly and slowly compared to other areas of the country. Every subdivision is responding differently if and 'when' a home in the area goes on the market. I would say that sellers are now pretty happy with prices or have decided that now is a good time to move along. Graph below is for Jan. to April 2017 With our decreased amount of inventory for April we are definitely in a sellers market based on past statistics. Inventory has decreased somewhere between 20% to 50% from 2016. Nationally sales have seen an expected upswing for March. But inventory still remains low in our surrounding Schaumburg Area. March numbers had only 1.8 months of inventory in Schaumburg alone. In all my years in the business I have never seen the inventory so low. This brings about a problem for buyers - There isn't enough inventory possibly to choose from. The homes that are updated with relatively no work to do will be snatched off the market quick. Will they go over the list price - eventually they will if more inventory does not fill the void. Not a problem for sellers though. It will not take long to sell your home obviously & prices should rise because of it. If you are moving out of state to another region you could actually be loosing money between ours in Illinois & a region possibly higher than ours. Illinois came in at 5.87%. Hey, Buyers don't want free money! Lately, I have been working with a loan officer that has been having some great luck with buyer down payment assistance money.  He is offering a few programs that others are not & that kind of money just doesn't come around all that often. So .... don't you think that buyers WANT this info?  I'm saying, they're saying 'MEH'.  Let's throw in some shoulder shrugs to boot here. So at open houses when I suggest they take 3 sheets stating the program benefits & the criteria (yes, the fine print so to speak) no wants to even TOUCH the papers!
