Real Estate Market Update - Northwest Suburbs - January 2016 This is the place to get those Northwest Suburban real estate questions answered!Well another year has started and 2015 was the best year for existing-home sales since 2006. There were about 5.3 million homes sold last year nationally, and that was a 6.5% jump from 2014.  I feel that the market will continue to improve throughout the coming year. What about Prices?  Average sales prices continue to be stagnant for the Midwest Area. The graph depicts the average prices for 2015.Average Days on the Market came in higher across the board possibly because of the slower winter months that we traditionally have.  With our low amount of inventory in January we are below what would be considered a stable market.  Prices should reflect ...

Have had an absolute rash of damage in my listings recently and they all have something in common - they're vacant. Now they are in good shape, recently remodeled & detailed & there would be no need for any immediate work in these properties. Disrespect? Lack of control on the part of the agent? So I'm confused as to why in one property the Master Bedroom storm window just 'flew' out of it's track & met it's fate on the grass below. No mention in the home inspection that the window was even smashed. Why not?   Did the buyer do it? Did the agent do it? Who dunnit? Now when I asked how did the storm window meet up with the backyard lawn there wasn't much of an answer other than 'that's the way we found it'. Really?  A few months ago the seller had all the windows & woodwork painted & that...

Can there ever be a defense for still having mauve carpet? I say no.Lately there seems to be a 'resurgence' in the awful color running through my real estate life. Case in point:  Sold Mom & Dad a house with the awful stuff in the main areas.  First order of business was to get rid of that stuff immediately upon moving in.  Guess what?  15 years later we had to sell the house (at a discount mind you) because of the awful stuff.  Now it was a wonderful shade of dirty pink instead of the darker color. Awful Story #2:  Went on a listing presentation where the ladies parents purchased a house 15 years ago with guess what - mauve carpet!  First order was to get rid of it for them also as it wasn't one of their particularly favorite colors.  Now it's time to retire & sell & we have to deal w...

Avoid A Wet Winter Basement With These Home Saving Tips Home is where the heart is, as the old saying goes. The last thing you want in your place of residence is a basement that’s wet during the winter. Wintertime is bad enough without having to deal with a wet basement as well. If your basement accumulates moisture, then you also have to deal with damp smells, which can be unpleasant. A wet basement also means that you’ll eventually have to pay for the necessary repairs to dry out the area and replace any damaged building materials. With the following home-saving tips, you can avoid a wet winter basement and save money at the same time.  Check The Basement Windows Checking your basement windows from the outside can help you prevent moisture from entering the basement. Real Estate Market Update - Northwest Suburbs - November 2015This is the place to get those Northwest Suburban real estate questions answered! This month I'd like to show you the 2016 predictive survey from CoreLogic. 1)  Higher interest rates for all loan products 2)  Increased housing demand 3)  Inflation that outpaces rent levels - Rents have far exceeded their ability to afford them & it doesn't seem an end is in site. Good if you are a landlord, bad if you're the tenant obviously. 4)  Growing home sales & demand. They are expected to see sales equal that of 2007. 5)  Declining loan originations - Most people that could refinance their homes have. There are still many that cannot.   What about Prices?  Average sales prices have only increased between 1 to 5% on Single Family and 4 to...

Understanding Your Credit Score   How It Impacts Your Home Ownership ProspectsYour credit score is an important part of your financial profile. It has a direct impact on your ability to take out loans. The score itself is a numerical reflection of your credit history. It gives lenders a way to discern your reliability before approving a loan like a mortgage for instance. Though this is the basic function of a credit score, it can also have a far-reaching influence over other aspects of your South Barrington, Barrington, Schaumburg, Streamwood, Roselle and Chicago NorthWest Suburbs Home Ownership.Mortgage Loan Approval: Will Your Score Make the Cut?First and foremost, the status of your credit score is a deciding factor in whether or not you are approved for a loan. Here's Why your Home Won't Sell ......Your Home is just not up to Snuff - There is plenty of stiff competition our there in the marketplace and buyers just don't want to deal with the updates you haven't wanted to tackle.  You can blame it on anything you want but if your home is outdated, it's not going to sell.  You can wish as hard as you can, it's just not going to happen. Nothing is Selling so who cares what price we're at - Your frustration and lack of preparation hasn't gotten a buyer in the door?  What the buyers actually might be saying to you is 'No thanks Mr. Seller, not at that price'.  You must adjust your price after a sufficient amount of time because if you have no showings or low total showings, the buyers are actually telling you it's overpriced.  Don't be that stale l...

Why won't anyone be honest with sellers about agents using their open house as 'buyer bait'? I haven't been in favor of open houses in years and due to the latest agent fatalities over the last few years, it makes me dislike them even further from a security standpoint. In a recent survey done by RISMedia on the subject, 56% of agent respondents said they were 'pointless'. I have to agree and do not have them in my marketing plan.  I don't think that Realtors have been honest about what an open house is actually used for - BAIT. It's for the agent that is looking for buyers and if your home doesn't fit their criteria - they'll just sell them another one with more of their preferences. Baiting for buyers that are hopefully breathing & prequalified! It's for the agent that is also looking...

Looking for current and concise market information for your Schaumburg Home? You've come to the right place so let's delve right into the 3rd Quarter information. Let's talk about a few key market facets here - the months supply of inventory for Schaumburg Homes has been inching downward. We have 37% less housing inventory then we did a year ago but still the competition is fierce for sellers. I believe that if sellers had their homes in better market condition, sales would increase. The current market time is 82 days to contract which is not exactly 'flying off the shelves' fast is it? Schaumburg's inventory did jump significantly in July (from 3.9 to 5.5 months). An excellent indicator that the Schaumburg housing market is under steady recovery is the percentage of homes that go under...
