Have had an absolute rash of damage in my listings recently and they all have something in common - they're vacant. Now they are in good shape, recently remodeled & detailed & there would be no need for any immediate work in these properties. Disrespect? Lack of control on the part of the agent? So I'm confused as to why in one property the Master Bedroom storm window just 'flew' out of it's track & met it's fate on the grass below. No mention in the home inspection that the window was even smashed. Why not?   Did the buyer do it? Did the agent do it? Who dunnit? Now when I asked how did the storm window meet up with the backyard lawn there wasn't much of an answer other than 'that's the way we found it'. Really?  A few months ago the seller had all the windows & woodwork painted & that...

Can there ever be a defense for still having mauve carpet? I say no.Lately there seems to be a 'resurgence' in the awful color running through my real estate life. Case in point:  Sold Mom & Dad a house with the awful stuff in the main areas.  First order of business was to get rid of that stuff immediately upon moving in.  Guess what?  15 years later we had to sell the house (at a discount mind you) because of the awful stuff.  Now it was a wonderful shade of dirty pink instead of the darker color. Awful Story #2:  Went on a listing presentation where the ladies parents purchased a house 15 years ago with guess what - mauve carpet!  First order was to get rid of it for them also as it wasn't one of their particularly favorite colors.  Now it's time to retire & sell & we have to deal w...

Real Estate Market Update - Northwest Suburbs - November 2015This is the place to get those Northwest Suburban real estate questions answered! This month I'd like to show you the 2016 predictive survey from CoreLogic. 1)  Higher interest rates for all loan products 2)  Increased housing demand 3)  Inflation that outpaces rent levels - Rents have far exceeded their ability to afford them & it doesn't seem an end is in site. Good if you are a landlord, bad if you're the tenant obviously. 4)  Growing home sales & demand. They are expected to see sales equal that of 2007. 5)  Declining loan originations - Most people that could refinance their homes have. There are still many that cannot.   What about Prices?  Average sales prices have only increased between 1 to 5% on Single Family and 4 to...
