The K-9 Dog Park in Schaumburg is now open and will offer leash free enjoyment! The 6.5 acre site will feature a large pond with a specifically designed ramp to help the dogs get in and out of the water. Other amenities are a covered gazebo for sun protection, several park benches and water fountains for the dogs and their owners. The park has the unique feature of separate areas for small and larger dogs. While reading a post from fellow blogger Gene Mundt last week I was stunned to find and visually see how many homes that Blackstone has purchased in a neighboring community of Oak Forest, IL. In the August 26th, 2014 article of Chicago Real Estate Daily they showed that Blackstone had purchased 1,300 homes in Cook County in the last year and 86 in Oak Forest alone. In the community of Oak Lawn their purchase totaled 111 homes. In Oak Forest, Blackstone has purchased 3 to 5 homes on some streets according to a impact study done by DuPaul University's Institute for Housing Studies released on August 25th.Who is Blackstone? This graph is a current example of how the Schaumburg Real Estate Market has improved over the last year. There is a lowered percentage of short sales and foreclosures (REO's) within the overall market. Why is this important? The less bottom basement prices we have in the Schaumburg housing market the better. Prices are now on the increase but not as fast as what the media is reporting for some areas of the country. Since all real estate is local, we can only pay attention to what is happening right here in our neighborhoods. Assessment notices for Schaumburg Township have been mailed out 8/19/14 so look for that in your mailbox. It's important because if you do not like the assessment and feel that it is incorrect or unjust you have the right to appeal that assessment by September 29, 2014.How to file an appeal is on the Schaumburg Township website. The biggest mistake that I find homeowners make is the thinking 'my house isn't worth this much anymore'. The assessor does not think like a buyer or seller! This is crucial to your success in an appeal. You must leave that mentality behind and fight the assessment using their terms.
