Real Estate Market Update - Northwest Suburbs - November 2013 Welcome to the place to get those real estate questions answered about the housing market in the Northwest Suburbs! Our local inventory level is still at extremely low levels. Multiple offers in many price ranges make it tough for buyers and great for sellers. If your home is still 90 days or more on the market buyers say it's overpriced. Better lower that price now before getting stuck going into the slower winter months. Evaluating different towns and neighborhoods is important when shopping for a home. So where would you find crime statistics for Schaumburg? They have now begun using an online forum that lets you do just that. Crimemapping.com has begun being used in Schaumburg for more transparency between citizens and the police department. Once on the site, click on the state and Schaumburg will be shown in the drop down menu.  Once the Schaumburg map comes up, there is a 'Crime Types' button (top left) that you can click on to decipher the different codes.

Went back to basics and sent out a new listing mailer talking up my fabulous new listing! Cute, catchy phrase on top, showed the model with all the updates. Things were looking good until the neighbor called! She received the mailer and called to 'give me a piece of her mind' about how I, and others like me, were ruining the real estate market in her subdivision. (You rotten Realtors!) Foreclosures are an 'unpredicted goldmine' for villages and here's why! The other day while talking with the village about a totally different matter it dawned on me how much the village is collecting in transfer tax stamps with foreclosures in our area.  It is staggering the amount that is generated into the village coffers over the last few years alone. Foreclosures are seen as blight, hassles, etc. to villages but let's face it, they are also a jackpot in fines and fees! Most local villages here in my area charge $1 to $3 per $1000 on every closed transaction.  I'm not sure how the village would 'future predict' these transfer fees based on how many people would move each year but this has to skew all the past behaviors.  If a village would normally have 200 closings in a given year ...

What's happening this quarter? Glad you're here because people are always asking me “How many homes are selling?" How well we are seeing improvement seems to make a difference in what area or subdivision you live in.  It’s really not an evasive answer, it's an accurate one.  Each area and subdivision is totally different! Here’s what I can tell you about the overall Schaumburg market –Single Family Homes -  Schaumburg averages 38 home sales a month.  Inventory is still down.  The percentage of homes going under contract each month is 16 to 20%. Average Sold Price was $292,000 for the 3rd quarter of 2013.Multi-Family Homes - Schaumburg averages 84 sales per month. Overall inventory is now 1/2 that of single family homes.  The percentage of homes going under contract each month is 33 to 3...
