HEY LISTEN UP!    Just wanted to tell you about a great place to choose a cat or dog as your next companion!  Please consider adoption before you talk with a breeder!  There are many people that either cannot afford their dog or cat because of bad financial times or they had to move and can no longer take their pet!  Please consider this first if you can and make a life better for a cat or dog that had no choice in being there!  I have recently adopted a puppy from Almost Home Foundation and the best form of compliment that I could pay to them is to give them more advertising!  HELP ADOPT A CAT OR DOG TODAY!  Almost Home Foundation rescues from other places and is a no kill facility.  In my instance, shots and neutering were included in the adoption fee!  So don't use the excuse of too ...

I've been going around a few properties with agent for sale signs.  Its been amusing to see mustaches and other marks on the agents picture.  So I thought I would write about it in my blog.  I personally don't have a picture on my sign for any of my listings.  I personally don't want to see my face every time I go by a property so I can image how other people feel.  When people ask me why I don't have my picture up, I usually reply that I'm not that vain to have my picture up all over the place.  I think the name GREG WILSON Realtor is good enough marketing for me on my sign.  I always hear that you should have your picture to have more exposure, but I wonder how many people see a benefit of putting up a picture.  A lot of the pictures are really outdated so no one will recogize them an...

I met with a client to discuss listing his house on the market.  After going over the price of other properties, I wanted to give him some advice before listing the property that he should listen to.  If you don't fix the problems now, you'll pay for them in the end.  I had a few items that I'll let you know about if you're looking to list your property. 1)  Address all leaks in your house.  Around windows, toilets, tubs, ect.  If there are any signs of leaks, then it means trouble. 2)  Remove all the clutter.  If you can't walk into your own home, then someone wanting to buy it can't walk into it either. 3)  Repaint if the walls are messy.  Fix any problems or dents in the wall. 4)  Hire a cleaning crew to come in and clean the entire house throughly. After showing some properties over the weekend, my clients fell in love with 1 particular property that had no information in the listing sheet.  So I wanted to figure out how to get more information quickly, so I went next door to the neighbor.  I introduced myself and my clients.  The neighbor invited us to sit on the patio and we proceeded to have a 30 minute conversation about schools, neighbors, the house.  Such good information that you can never get from the MLS.  The guy graduated from Michigan State in Chemical Engineering and what a BIG coincedence, my client also graduated from Michigan State in Chemical Engineering.  So there was an instant bond with both couples.  The neighbor said he had daughters that were baby sitting age for their 2 year old.  This was just getting grea...

As a real estate agent, it really pays to be organized when going out for showings.  I always print out an itenary of the schedule, map out the directions, and bring along reports about the property.  I have 3 copies, 1 for me, 1 for the husband, and 1 for the wife if she wants one.  So here's a few tips that I personally like to do for every showing.  If you have any other suggestions, then please let me know. 1)  Create an itenary of the showing schedule in the order of the properties you will be visiting.  Inlcude the property address, the status of the property(vacant/occupied), locking system such as Surpra, ActiveKey, Sentrilock, combo, agent name and phone number, showing phone number.  Assume there will always be an issue so you need to have those phone numbers to call in case y...

Sunday afternoon I had showings down in the Oswego area.  I managed to burn through 7 showings for my clients.  They were very happy with the results.  They had to bring their 2 year old along so it actually turned out pretty good.  I had to make a few more stops like at McDonalds but I did manage to see 7 properties.  The thing that will always surprise me is how a builder can build a nice looking home and put lenolium through out the house instead of wood flooring.
