What's happening this quarter? Glad you're here because people are always asking me “How many homes are selling?" How well we are seeing improvement seems to make a difference in what area or subdivision you live in.  It’s really not an evasive answer, it's an accurate one.  Each area and subdivision is totally different!  Here’s what I can tell you about the overall Streamwood market –Single Family Homes -  Streamwood averages 44 home sales a month.  Inventory is down substantially from previous years.  The percentage of homes going under contract each month is 22 to 29%. Average Sold Price was $171,000 for the 3rd quarter 2013.Multi-Family Homes - Streamwood averages 27 sales per month. Cash is king again? I was poised to write about how cash has taken over the market from a national RealtyTrac survey but was surprised to find that is not the case in Streamwood! Conventional financing has squeeked out a win for financing types but just by a nose. Goes to show you how each community is recovering at different levels in different ways. Here we have cash, FHA and conventional all nearly identical for Streamwood.   Still have to wonder where all these folks are getting their cash to purchase these homes. Investors are obviously working with it so they can purchase those sub-level properties that will not be able to be financed because of condition. I did my first 'Tweet for Help' today on a Short Sale file that is hopelessly in limbo with NationStar.  It has been excalated 3 weeks with FNMA escalation dept and FNMA has been diligently after NationStar but still nothing has happened.  All paperwork is there waiting for NationStar review in Equator.   They will not reply on this file since the beginning of August!  This is the most frustrating sale I have ever had.  All the paperwork is loaded, HUD is loaded and NationStar refuses to look at it & move forward.
