This is the Wilmette IL Real Estate report for December 2015. Compared with some of the other communities Wilmette IL has really great stats even in the holiday season. The change in new listings for all properties is up 10.3% for the period as compared with one year ago and we have 17.4% more closed sales in all types of properties plus a 22% gain in inventory of homes. Pretty surprising but Wilmette is one of the favorite North Shore suburbs.To break it down further, for single family homes during this period as compared to 2014 we have a 35% gain in new listing for single family homes, a whopping 90.9% gain in under contract listing of single family homes and 15% more closed sale of houses. UPDATED 2022 Elmwood Dunes Preserve in Wilmette, IL  I never knew that Wilmette had a forgotten strip of beachfront that was covered in tangled buckthorn and other invasive species. Knowing what lakefront property sells for when a potential developer sees it, amazed me.Wilmette resident Patrick Duffy found out about the land in 2011 when he heard it was involved in a zoning dispute. It turns out the land belonged to the Village and had once been a tiny public beach.  He and others formed a group, Friends of Elmwood Dunes, and lobbied the Village of Wilmette to keep the land and transform it into a nature preserve.  One year apart, and yet so close.  Home sales in the North Shore - Winnetka, Wilmette, Kenilworth, Northfield, and Glencoe stayed steady except for the difference in list price.Take a look at this chart:Total home sales were the same.  But there is a big improvement in list price verse sell price.  Home sellers in the North Shore were more realistic in 2015 and priced their homes better.  You can see that the average sale price ends up higher, the ratio of list to sell is better, and the market time is one-third less.2014 was a year of recovery after the recession and home sellers were eager to recapture home values. Along the east side of Sheridan Road, across the street from Wilmette's Plaza del Lago, are seven multi-story condo and co-op buildings offering incredible Lake Michigan views. Although they are independent of one another they are known collectively by the locals as the Plaza del Lago condos. They are popular among down-sizers and empty nesters from neighboring villages who have sold their long-time family homes but want to stay in the area. Emotions are on the rise in Wilmette over a developer's plan to build an affordable housing unit near the intersection of Wilmette Avenue and Ridge Road where the American Legion Post now stands (1925 Wilmette Ave.)  Emotions both for and cautiously against.The development was requested by the Housing Opportunity Development Corp.
