As you will see below, the trend this 1st quarter over the same time period in 2014 is that fewer homes sold - but the prices have gone up.  This is not news in Wilmette because the real estate market there has been very hot for over a year.  What is startling is how high prices have risen! Notice the price increase of Wilmette homes from an average of $693,000 in 2014 to $907,000 in 2015. That is almost a 31% increase in price.  I know that our office listed a smaller home that needed some work and received 7 offers.  I have been writing for over a year about the strength of the Wilmette real estate market over other local villages.   Wilmette is larger, more diverse, and less expensive (probably not for long) than Winnetka, Kenilworth, or Glencoe.It took slightly longer to sell those ...

Wilmette Market Trends for March 2015Wilmette home sales for the month of March decreased in volume by 9.7% when compared to last year, while the median sale price rose by 46.6% from $510,000 to $747,450. The number of Single Family homes sales rose by 4.5%, while the median sale price rose by 35.4% from $650,000 to $880,000. Wilmette IL Real Estate has really gone up in value and could use some inventory. The village of Wilmette has so much to offer and many people are flocking toward this wonderful town on Lake Michigan. Situated in the New Trier district. Kids go to New Trier High School, one of the highest rated schools in the country. At present there are 188 houses for sale in Wilmette IL and 74 under contract and waiting to close. That is why the Bottle Shop in Wilmette came into existence!  The wines are organized by grape rather than by region and most wines are priced under $30 with the average around $15. They carry around 400 different types of wine and they taste every one before they buy it. Knowing the absorption rate of a particular neighborhood or price range is a great help in determining what you should sell or buy for.   Pretend that no new listings come on the market - then the time it would take for everything currently on sale to sell is your absorption rate.   The number of months to sell all the current inventory gives us a good idea of the rate at which buyers are purchasing.  It can also tell us whether we have a seller's, buyer's, or balanced market. You may not understand what I am saying here when reading this, but in Wilmette IL Real Estate is in big demand. I am talking about 3 or more bedroom homes enabling the kids to go to New Trier and live in a fruitful environment. I understand why people are hesitating on selling their homes. If you want to move but need questions answered about how you are going to walk away happy or unhappy you may need a real estate professional.   Why am I even talking about this? I get calls every day from families who are at the point where their kids are ready to enter school soon and Mom and Dad are committed to make that education the best there is. Wilmette Il has a unique neighborhood called the CAGE. Sounds restricting doesn't it? Not really, The Cage is an Acronym of four streets in Wilmette. It is Chestnut, Ashland, Greenwood and Elmwood, get it? These four streets up to Sheridan Rd on the east and Green bay road on the west. This neighborhood is considered one of the most sought after and exclusive areas in Wilmette IL. I always like to describe most of Wilmette as tree lined cobble stone streets that are peaceful and quiet in this bedroom community. Actually all of Wilmette Il is a dream and this is one small section of the village but often you will hear about homes on one of these streets.
