WILMETTE IL HOME OF THE WEEK This week I saw a very nice 3,100 sq. ft home that’s move-in-ready. Freshly painted in neutral decor with a fabulous screened porch (that could be made into a year-round room,) updated kitchen, and great baths. Upon walking in, you’ll see a wide-open floor plan with the living and dining rooms. Adjacent, there is an office (could be a family room) and then the updated kitchen with island and eat-in table space. The bedrooms are roomy, there’s a large master bath and one hall bath, plus a 2-car heated garage (thumb your nose at the polar vortex!) Finished basement with rec room, utility room, and play room. Address:  2437 Cardinal Lane, Wilmette ILBedrooms:  4Bathrooms: 2 12Lot size: 73 x 116Exterior: Brick and sidingElementary school:  RomonaHigh school:  Ne...

WILMETTE IL 2018 REAL ESTATE REVIEW In Wilmette, 2017 and 2018 were almost fairly similar years for real estate statistics. Look at this chart comparing the two years: Total sales were down only slightly (by ten units,) the median price was down by 2.7%, list price to sell price ratio was exactly the same, and market time was down by 20 days. One soft spot in the market is the new construction segment which is seeing a much longer market time. Buyers are still very hot on purchasing new homes, but they are willing to wait it out for price reductions.  Market time ran between 80-90 days for properties priced below $2 million. Above that price point, the market time rose to an average of 172 days. Current Wilmette Real Estate Market: Homes for sale: 110Price range: $299,000 to $3,600,000U...

FREE GUIDED TREE WALK - GILLSON PARK, WILMETTE IL Join Go Green Wilmette in their annual Tree Walk, held this year at Gillson Park in Wilmette. The tour will be guided by a knowledgeable tree person or a tree enthusiast. Last year I attended the event at Mallincrodt Park and the guide was a arborist from a local nursery.  There will actually be several tour guides that will take smaller groups since the turn-out is fairly substantial.  The tour lasts about 1 1/2 hours with the guide explaining how to identify trees, how to care for them, and which species are best for our area. Questions are welcome!  The Tree Walk is free and family-friendly. When: Sunday, October 7Time: 1pmWhere: Gillson Park in Wilmette, meet near the Wallace Bowl  To CONTACT Margaret Goss, please call 847-977-6024 o...

Wilmette had a little dip in its real estate market in 2017 but has recovered in 2018. It continues to be the most popular North Shore village for buyers because of its diverse housing stock, great downtown area, and proximity to transportation and shopping. FIRST-HALF HOUSING REPORT FOR WILMETTE 2018, 2017, AND 2007  In comparing sales for the first six months of 2017 vs 2018, I also decided to throw 2007 into the mix. Buyers and sellers often ask if Wilmette real estate has returned to its pre-recession numbers and I finally see that Wilmette is getting close. Several things stand out in this chart. First, the total number of sales was much lower in 2007 - but this makes sense. The market was hot because there were more buyers than sellers so fewer houses to buy. The 2nd line shows th...

Comparing the first quarter of 2017 real estate statistics to the first quarter of 2018 shows varied, unpredictable, and conflicting trends. Observations about the North Shore real estate market: Winnetka's total number of closed home sales is lower this year but the median sales price is up.Wilmette's numbers are almost exactly the same from 2017 to 2018.Kenilworth is too small to make sense of the numbers over a 3-month period of time. In other words, the median sales price did not almost double.Glencoe saw a substantial increase in both total sales and median price. But the total days on market rose by 43%.In Northfield the comparison is fairly stable except for the days on market which rose 89%!Glenvew saw prices rise, sales rise, and market time stay steady.Glencoe has the most ove...

In Wilmette, there were an amazing 53 closed home sales in April!  Wilmette continues to outsell its neighbors and be a popular place to grow roots. However, even with these numbers, the current absorbtion rate is 5 months which while still a buyer's market, it's not a particularly strong one.    The current real estate market in Wilmette:  Homes for sale:  161 Priced:  $349,000 to $3,199,000 Homes under contract/pending:   87 Absorption rate: 5 months Condos for sale:  29 Priced:  $143,000 to $1,600,000 Median price for the past 12 months:  SEE ALL HOMES FOR SALE IN WILMETTE To contact Margaret Goss, please call 847-977-6024 or email margaret.goss@bairdwarner.com Margaret Goss is a full-time real estate broker practicing since 1998 in the North Shore communities of Winnetka, Wilmette, ...

Wilmette IL Real Estate Report April 2018We now have your viewing pleasure the Wilmette IL Market report for April. Wilmette is one of the most sought after communities to call home. A quiet bedroom community with cobble stone, tree lined streets. I personally just love this community. The Metra train station stops right at the downtown area making is so easy for residents to get downtown in comfort. The train is much faster than driving and there is a parking lot so you can leave your vehicle at the station for the day as you head into Chicago's Loop. The schools in Wilmette IL are top of the line and the high school is New Trier. This is one if the best education paths in the country. If your child is interested, there is a path to the highest rated Universities and a great future.I hav...

UPDATED 2019 Both buyers and sellers often ask if they need to attend the closing of the home they just purchased or sold. It can be a tedious affair and who wants to sit around for hours waiting for funding,  survey corrections, walkthrough resolutions, and a myriad of other little matters that can cause delays. The closing itself a process where the home buyer and seller fulfill all the agreements that were written into the purchase contract. Money and possession are being transferred. In Winnetka and the North Shore, closings are typically held at title companies where a closing agent handles all the paperwork details. The closer takes all the documents and money and pays off the old loans, the seller, the real estate agents, the attorney, and any other service providers. So the clo...
