There were many closings in January throughout the villages. This means that the usually quiet months of October through December were busy last year - including many high-end homes that sold and closed. Included in the reports (click on your village to access report) is the absorption rates which have lowered dramatically over the past 15 months. At one time, Kenilworth's absorption rate was about 18 months and is down to 7 months. That is still considered a buyer's market but it's still a remarkable and hopeful change.   There were 23 closed home sales in Wilmette in January, 2018. These homes most likely went under contract during what is considered the slowest time of the market. January 4 of this new year saw a significant sale, but that will have to wait until next year's report. For the 2017 year, here are the most expensive homes that sold in Winntka, Wilmette, Kenilworth, Glencoe, and Northfield. Well, I certainly hope not - our shores are filled with beautiful large estates and roomy homes with 4+ bedrooms.  But a recent article by the National Association of Realtors (NAR) is pointing out some  interesting Millennial trends. Millennials are: getting married later in life delaying their first home purchase having children later in life still paying off student debt some are not having children (4-5%) preferring living close to work or downtown NAR is pointing out what troubles could lay ahead for housing because of these trends.  Clearly, for a smaller family, a large a house  with four or more bedrooms will likely no longer be in demand. Households without children may opt for townhouses or condos near work and friends. But the North Shore rarely reflects the national trend in...

While the sales of single family homes have been so-so, our condo market is most definitely a seller's market. Months supply of condos has come down since February 2017 and is now at four months or less.This chart shows the market time in months for Winnetka/Northfield, Wilmette, Glencoe, and Glenview. I have omitted Kenilworth because of its small condo market.  Along with month's supply, it's also good to know the average time it takes to sell a condo. In Winnetka, that time is 147 days (less than 5 months) down to 71 days in Glenview.  What about the list price to sale price ratio? That remains about the same as single-family homes and ranges from 90.7% in Winnetka to Glenview at 95%. There are some obvious costs ahead of you including movers, the real estate agent's fee, the loan (of course!), possible repairs, and house cleaners. Maybe you need some new furniture or want to refinish the floors and paint the new house. That's about it, right?Before you start planning a trip to Italy with your house sale profits, be prepared to fork over some "hidden" fees.  While some are small, they add up.After I list a home for sale, I'll provide the seller with a Seller Net Sheet that shows where all the extra money goes. With the exception of Kenilworth, the North Shore has seen high inventory reduced to "normal" market conditions. The absorption rate is an excellent tool to gauge the home sales activity in a particular area. Absorption rate refers to the number of months it would take to sell a home if no new inventory came on the market. From those numbers, it can be determined if a market is a buyer's market (prices down with high inventory) or a seller's market (prices rising with tight inventory.) These are the absorption rates as of August 24, 2017:          Wilmette has the best absorption rate at 4.5 months which would be considered a seller's market - which has been unheard of on the North Shore for years. Winnetka, Northfield, Glenview, and Glencoe all fall within the parameters of a balanced...
