Well, I certainly hope not - our shores are filled with beautiful large estates and roomy homes with 4+ bedrooms. But a recent article by the National Association of Realtors (NAR) is pointing out some interesting Millennial trends. Millennials are: getting married later in life delaying their first home purchase having children later in life still paying off student debt some are not having children (4-5%) preferring living close to work or downtown NAR is pointing out what troubles could lay ahead for housing because of these trends. Clearly, for a smaller family, a large a house with four or more bedrooms will likely no longer be in demand. Households without children may opt for townhouses or condos near work and friends. While the sales of single family homes have been so-so, our condo market is most definitely a seller's market. Months supply of condos has come down since February 2017 and is now at four months or less.This chart shows the market time in months for Winnetka/Northfield, Wilmette, Glencoe, and Glenview. I have omitted Kenilworth because of its small condo market. Along with month's supply, it's also good to know the average time it takes to sell a condo. In Winnetka, that time is 147 days (less than 5 months) down to 71 days in Glenview. What about the list price to sale price ratio? That remains about the same as single-family homes and ranges from 90.7% in Winnetka to Glenview at 95%. That ratio has stayed fairly steady for the last three years. With the exception of Kenilworth, the North Shore has seen high inventory reduced to "normal" market conditions. The absorption rate is an excellent tool to gauge the home sales activity in a particular area. Absorption rate refers to the number of months it would take to sell a home if no new inventory came on the market. From those numbers, it can be determined if a market is a buyer's market (prices down with high inventory) or a seller's market (prices rising with tight inventory.) These are the absorption rates as of August 24, 2017: Wilmette has the best absorption rate at 4.5 months which would be considered a seller's market - which has been unheard of on the North Shore for years. Winnetka, Northfield, Glenview, and Glencoe all fall within the parameters of a balanced...
