Well, I certainly hope not - our shores are filled with beautiful large estates and roomy homes with 4+ bedrooms.  But a recent article by the National Association of Realtors (NAR) is pointing out some  interesting Millennial trends. Millennials are: getting married later in life delaying their first home purchase having children later in life still paying off student debt some are not having children (4-5%) preferring living close to work or downtown NAR is pointing out what troubles could lay ahead for housing because of these trends.  Clearly, for a smaller family, a large a house  with four or more bedrooms will likely no longer be in demand. While the sales of single family homes have been so-so, our condo market is most definitely a seller's market. Months supply of condos has come down since February 2017 and is now at four months or less.This chart shows the market time in months for Winnetka/Northfield, Wilmette, Glencoe, and Glenview. I have omitted Kenilworth because of its small condo market.  Along with month's supply, it's also good to know the average time it takes to sell a condo. In Winnetka, that time is 147 days (less than 5 months) down to 71 days in Glenview.  What about the list price to sale price ratio? That remains about the same as single-family homes and ranges from 90.7% in Winnetka to Glenview at 95%. August 2017 sales were at a mid level compared to August of 2016 and 2015. August YTD sales of 374 are running 4.2% ahead of last year's year-to-date sales of 359.The Median Sales Price in August was $590,000, down -7.7% from $639,500 in August of 2016 and down -1.5% from $599,000 last month. The Average Sales Price in August was $731,004, up 6.5% from $686,084 in August of 2016 and down -4.9% from $768,689 last month. August 2017 ASP was at a mid range compared to August of 2016 and 2015.The Total Inventory of Properties available for sale as of August was 176, down -10.2% from 196 last month and down -17.0% from 212 in August of last year....

There are some obvious costs ahead of you including movers, the real estate agent's fee, the loan (of course!), possible repairs, and house cleaners. Maybe you need some new furniture or want to refinish the floors and paint the new house. With the exception of Kenilworth, the North Shore has seen high inventory reduced to "normal" market conditions. The absorption rate is an excellent tool to gauge the home sales activity in a particular area. Absorption rate refers to the number of months it would take to sell a home if no new inventory came on the market. From those numbers, it can be determined if a market is a buyer's market (prices down with high inventory) or a seller's market (prices rising with tight inventory.) These are the absorption rates as of August 24, 2017:          Wilmette has the best absorption rate at 4.5 months which would be considered a seller's market - which has been unheard of on the North Shore for years. The Illinois Association of Realtors' blog published an article this month entitled, "Illinois median prices climb in June while home sales hold steady."  Okay, that information is for the state - is it true of the North Shore communities of Winnetka, Wilmette, Kenilworth, Glencoe, and Northfield?  The article compared sales in June of 2017 vs June of 2016. Let's take a look at Illinois as a whole:Illinois median price in June 2016:  $204,000Illinois median price in June 2017:  $216,000This represents an increase in the median price of 5.9% Here are the statistics for the North Shore:North Shore median price in June 2016:  $925,000North Shore median price in June 2017:  $940,000This represents an increase in the median price of 1.6%  Not as significant as statewide - but still an increa...
