 The first quarter is behind us and Wilmette's real estate statistics are not as strong as last year.   The average sale price for first quarter of 2016 is down by 15% - however total sales are up by 18%. Market time is a around three months which indicates a seller's market - which is in contrast to the lower prices.  The list price to sell price ratio is at 93% of original asking price.Currently, the Wilmette real estate market looks like this:Total homes for sale:  150Lease expensive:  $290,000Most expensive:  $10,900,000Homes under contract:  70 (with contingencies)Homes pending:  1 (contingencies met)It will be a busy spring, however.  Nineteen new listngs came on the market in the past five days!

The Wilmette Real Estate report for March 2016 has just come in and is very positive. The numbers are really surprising and shows how popular Wilmette IL real estate is these days. People really love Wilmette and the Spring market is booming a little early. We are seeing a 33.8% gain in new listings for all properties and a 31.6% gain in closed sales. The Wilmette IL Real Estate February 2016 report is now available. Wilmette IL is really in demand these days and the numbers are just great. There is a 56.6% gain in new listings of all types of property for this time frame Vs the same period last year.  Wilmette has 58.8% more closed sales and 33.6% change of inventory for all homes, that is condos and houses. To drill down further, January shows a 76.9% gain in new listings for single family homes in Wilmette IL, an 86.7% gain in under contract homes, 100% more closed sales and the average market time for single family homes has gone down 28.6% from 154 days to 110 days until a sale. We see a huge interest in homes for sale in Wilmette IL. UPDATED 2020 Recently I've seen several local listings that are listed by an agent from outlying areas. It's not like we have a lack of local and very qualified real estate agents in Winnetka and the North Shore. Competition for listings is very robust and I wonder under what circumstances a seller would not choose someone local to sell their home.This subject came to mind recently when I ran into a builder who had built a home in the North Shore and was disheartened that it wasn't selling.  I told her that I had never seen it - in fact, I was pretty sure no agent had seen it because it had never been open (broker or public.)  In Winnetka and other North Shore villages, we agents take broker tour days very seriously.  Every new listing is expected to be open on Tuesday mornings for brok...

The Wilmette IL Real Estate January 2016 market update has just come out. The statistics are reallystrong. We have a 23.5% gain in new listing for all types of property, 3.5% more closed sales of all types of property and a 23.1% gain of inventory. This is a sign of a booming Wilmette IL real estate market. To break it down further, in single family homes Wilmette IL has a 12.5% gain is new listings for single family homes, 11.8% less under contract houses for December of 2015 compared with the same period the prior year. The average sales price for houses is up 16.1%.
