The National Association of Realtors (NAR) published an article this week titled: "Existing-Home Sales Slip 2.7% in March."It does, of course, cover the national real estate scene. So there are inherently many facts that don't apply to Winnetka and the North Shore. One of the biggest is the title itself since the North Shore villages of Winnetka, Wilmette, Kenilworth, Glencoe, and Northfield (as a whole) saw sales dip by 21%!Of course home sales have dipped - there are so few of them to buy! The statistics below reflect the lag in sales - these homes went under contract in January through March. Interest rates have now popped over 5% for 30% conventional loans.In Winnetka, Wilmette, and Glencoe, the number of under-contract homes is at least double what is available for sale. It's anyone's guess (and there have been many) how this will ultimately affect the real estate market.We real estate agents are here to help you. 11 new homes were listed in April and 8 went under contract within days. What's different in April is that of the 7 homes that closed, only 2 went over the list price. Inman News, a large aggregator of real estate news, published "Home Prices Soared 20% Annually in February. Analysts Say We've Peaked." This was a report on real estate activity across the nation.I decided to check the Winnetka North Shore real estate market for comparison. Inman used February of 2021 to compare to 2022. The strong seller's market continues in Hubbard Woods and the North Shore. Seven new homes listed and six under contract almost immediately. Chicago's North Shore generally consists of the communities that abut Lake Michigan. They are Wilmette, Kenilworth, Winnetka, Glencoe, and Northfield. Northfield is not on the water, but it shares a zip code with Winnetka.The one thing these towns have in common is New Trier High School - a highly rated and desirable school that keeps home prices high. Just two months into 2022 the real estate market is looking very similar to 2021. Three new homes were listed in February and all 3 are already under contract.Mortgage rates are expected to rise but for the short term not more than 4%.With life beginning a return to normal, will buyers still be clamoring for North Shore homes? Will the city exodus continue? Winnetka North Shore Home Sales Summary for 2021Record sales and record prices were the norm for almost all North Shore villages in 2021 compared to 2020.. The only exceptions were Glencoe and Evanston which had fewer home sales in 2021. But - prices rose across the North Shore.  While 2020 is not the best year to compare to, it did make an incredible comeback as soon as the lockdown was lifted. 2021 was a big year for condo sales in the North Shore. Many sellers downsized and moved into small condos and townhouses throughout the area. And there seemed to be many condos for sale to accommodate them. Currently, inventory is very low.  Compared to 2020, every town had an increase in the number of sales.Winnetka sales up 86% (22 sales in 2020)Wilmette sales up 23% Glencoe sales up 60%Northfield sales up 28%Evanston sales up 39%Glenview sales up 24%Northbrook sales up 28%In spite of high sales, the median sale price did not rise in every village. Northfield saw the highest jump in price with a 47% increase.  Glencoe had a huge drop at 35% lower than 2020 but it has the smallest sampling and so the data is not as accurate.Total sales for all seven villages was 1,724. 8 were studios1...

Simply put - there's not nearly enough housing inventory to go around. Of course, this is January when inventory is always at its lowest.  Winnetka, for example, has just 28 homes for sale. Whenever you think of how low inventory is, remember that there are homes available on the Private Network. This is particularly true in Winnetka and Wilmette where there are approximately 50% more homes available that are not being marketed publicly. It's less so in Glencoe, Kenilworth, and Northfield but they also have private inventory available.71 homes sold in the five villages of Winnetka, Wilmette, Kenilworth, Glencoe, and Northfield.
