The previous decade’s burst of the real estate bubble, with its plummeting Carmel house prices and accompanying economic dislocations, made a lasting impression. For most homeowners the damage was strictly psychological: the majority weren’t even tempted to sell while area house prices were dropping (or hovering below what they darned well knew were way beneath reasonable values). That was a half-decade ago, and since then, prices have been in recovery mode—with gusto. In fact, last year the rises across the nation were so steep that we began to hear grumblings about a new real estate bubble starting to form.  The numbers did suggest a rambunctious market: a 20+ month streak of double-digit year-over-year U.S. price appreciation (by August of this year, a 6.5%).  For homeowners, any ris...

Almost every Carmel neighborhood has one or two houses that go all out at Halloween. Their owners suspend sheet ghosts up in the trees, plant cardboard tombstones on the lawn, broadcast loud spooky sounds out into the street—then prepare a surprise or two to jump out at any mini-goblin who’s brave enough to knock on the door! It’s all great fun—but now imagine actually living in a haunted house. Everywhere you look, you see evidence of the previous owner: little reminders that the spirit of the place remains enthralled by someone other than you and your family.  Believe it or not, some area houses for sale wind up conveying just that feeling to prospective buyers! When Carmel houses are sold, it isn’t just a matter of closing deals and handing over keys. It’s also a transition from one ...

When your house is about to go on the market, or you are preparing to find the perfect Carmel home, choosing the right real estate agent shouldn’t be a blind Trick-or-Treat grab bag. You deserve to come up with a full-size candy bar—not a walnut!  The right choice can make all the difference between a smooth, seamless process and a stressful, ongoing post-Halloween nightmare—the kind that can pop out of the woodwork to haunt you for years to come! Before you buy or sell a Carmel home, here are some qualities you can keep in mind as you select your real estate agent:  1. True Enthusiasm    Look for real enthusiasm from your real estate agent brings to your project. Every good salesperson will present themselves with energy—but a truly engaged agent will demonstrate true enthusiasm by bei...

When it comes to home sales, looks do matter. Once a home comes onto the market, how soon it moves can depend on its location, design, quality of construction—not to mention how well it’s been maintained, the neighborhood, school district…it’s the sum of at least a dozen contributing factors. But when it comes to Carmel home sales, looks now matter more than ever before. Making sure a home is camera-ready could well be the most important single thing a homeowner can do before listing a house for sale in Hamilton County this fall. It’s in the Numbers The 2013 National Association of Realtors® survey found that a decisive 92% of all home buyers use the web to search for a home. That’s more than just a coup for your computer, it also points to something vital for Carmel home sales—somethin...

The volume of Carmel home sales this fall will depend on more than just the number and quality of listings—though they do seem to be stacking up fairly well. Predictions are always less than reliable, but when a major benchmark is met for real estate activity on the national scene, it can be a pretty convincing indicator.  In any case, it’s useful to take into account a wide variety of sources. They help you sniff out the reasons why home sales ought to surge (like low interest rates, today’s current situation) or why home sales ought to fall (like an economic recession, thankfully not Carmel's current situation). So last week’s Wall Street Journal’s headliner about new home sales came as red meat for local would-be real estate seers. “Sales of New Homes Surge to Highest Level Since ‘0...

Selling your home quickly and for the highest price possible demands that the showings be proactively appealing: that is, more than just a passive display of the residential “merchandise.” To make the most of the advantageous situation that any showing or open house should be, both you and your Realtor® must adopt the approach of any successful salesperson—namely, being certain every potential customer is shown the best aspects of the product. When it comes to Carmel home showings, that means staging. Most of the advice you’ll read about staging follows the same general formula: organizing rooms; maintaining exterior landscaping; updating aged features; eliminating clutter. What’s sometimes missing from those guides is a practical problem: a prescription for showings when the home in q...

For any Carmel resident who has ever been stymied by seemingly arbitrary (or, put another way, nutty) lowering of his or her all-important credit score, next month’s beginning rollout of Fair Isaac’s new credit score model should be welcome news. It will be known as “FICO 9”—and promises to correct a few of the previous model’s inadequacies. Why now? It’s been six years since San Jose’s Fair Isaac Co. last tinkered with their credit score methodology. Hmmmm…it’s been six years, too since the financial crisis of 2007-08, which Wikipedia correctly describes as “a major global recession characterized by various systemic imbalances…including high levels of household debt...” You might expect that the accuracy of many credit scores could have been thrown off-kilter during the crisis—if not ...

The children have grown; home feels…a little empty… Many people assume that an empty nest means it’s downsizing time—time for a smaller house or condo. In truth, for many a homeowner in the Indianapolis area, downsizing is just one of a number of appealing directions. It may sound obvious, but it’s your interests and plans that should guide your next step. After a lifetime of deferring to other people’s priorities, many of us are ill-prepared to think creatively about what it is we want. When we do, downsizing might not necessarily be the springboard to life’s next great adventure. For instance: consider Upsizing. Moving a smaller family into a larger home may sound backwards, but if you have special interests or hobbies that call for a lot of space, now may be the chance to add th...

BAGI's Home A Rama 2013 in Village of Westclay, Carmel IN   I had the pleasure of attending BAGI's Home A Rama 2013 in Village of Westclay, Carmel IN and I want to urge everyone to get out this weekend and view the four decorated homes this weekend!  Tickets can be purchased in advance and printed at home for $12 or you may purchase at the door for $15. It is a great way to check out the latest in floor plans, building products and home decor.   The first home was built by Brookshire Homes in a all brick Italian Renaissance design that reminds you of the beautiful historic homes of Old Meridian St. but the interior is all open design for the way families live today.   The home was decorated by Luxe Home Interiors  and while the entire home was lovely, the bar in the lower level was my f...

Carmel Indiana Housing Market Report June 2013 – New listings are on the rise in the Carmel housing market, which comes as welcome news for buyers. Continuing increases in inventory mean buyers have more homes to select from and less competition for those homes. This wasn’t the case earlier in the year when buyers faced fierce competition for Carmel homes as the result of an ongoing shortage of inventory. See all homes for sale in Carmel, Indiana. The June 2013 Carmel Housing Market Report shows that sellers are also benefitting from the current market by way of rising sales prices and declining days on the market as compared to June 2012. Whether or not this trend can withstand spiking interest rates is yet to be determined. Experts predict that while some buyers may push hard to find...

Carmel Indiana Real Estate Report April 2013  -  Buyers Will Benefit from Rise in New Listings An increase in new homes on the market is good news for buyers, who have faced fierce competition for Carmel homes in the past months thanks to steady declines in inventory. The April 2013 Carmel Real Estate Report also contained good news for sellers in that both Median Sales Price and Average Sales price rose by double digits as compared to April 2012. Whether or not it's a trend that's likely to continue is a contested topic nationwide. Some experts predict that rapidly rising prices are another bubble waiting to burst. Most, however, believe that sharply increasing prices are the result of limited inventory and that as new construction ramps up again home price growth will taper off to mo...

Holy hot housing market, Batman! It's double digit increases in several key categories for the Carmel Indiana housing market report for February 2013. The number of Sold properties nearly doubled in Carmel from February of last year, while New Inventory dropped 24 percent. Both Median Sales Price and Average Sales Price shot up as well. Based on these numbers, as well as similar statistics from the three-month housing report ending in February 2013 (Closed Sales up 44.8 percent; New Inventory down 14.6 percent) we think it's safe to say that it's a great time to sell a home in Carmel Indiana! We have first-hand proof as well. A 4 bedroom, 2.5 bath Carmel home in Smokey Knoll was on the market for just 6 hours - SIX HOURS - before being snapped up for 95.1 percent of the listing pric...

Is it a good time to sell a home in Carmel Indiana? Believe it or not, now is a GREAT time to sell a home in Carmel! High demand, low inventory and low interest rates are all working in favor of sellers - a much different scenario than we've been used to for the past several years. According to a report by the National Association of REALTORS®, much of the country has already transitioned to a seller's market, and there's no reason to think that Carmel will be any different. Already, Carmel homes that are updated, in good condition and priced fairly are selling quickly; sometimes in a matter of days. If you're considering selling your Carmel home, start by finding out what it's worth. You can get an estimate of your home's value here and learn how your home compares to similar propertie...
