Sports divers know something that’s relevant to a first time home buyer’s decision about whether to enlist the services of a Fishers real estate agent.  A ‘free diver’ (one without SCUBA gear) who descends into dark, unknown waters usually finds it’s possible to dive much deeper the second time down. The reason: on the first dive, not being sure what lies down there is a little spooky—the diver’s anxiety causes their heart to race faster, which uses up their lungful of air quickly. The next time down, it’s into newly familiar territory; they don’t run out of breath nearly as quickly.   So what does this have to do with buying a house or deciding whether to call a local real estate agent? The first time you go shopping for any new item—especially anything with complicated features—requir...

Selling a Fishers home quickly and for a good price means attracting the broadest range of qualified home buyers. That can depend on identifying as many appeal points as possible, then showing them off through an energetic marketing program. One increasingly prominent marketing point is one that used to be an unexploited side issue: green features. Just watch some of the latest TV commercials, and you’ll see what Madison Avenue’s researchers have decided—today’s consumers increasingly respond to eco-friendly product features. Selling a home in Fishers can benefit by incorporating the kind of green features that just a short while ago used to be underplayed (or overlooked entirely). But today’s buyers also tend to be a sophisticated crew. It’s no longer enough to simply sprinkle buzzword...

The financial press has been on it for a while: in September, Bloomberg News was pointing out that FHA mortgages to borrowers with weaker credit scores had plummeted 19% in the previous nine months. Something, you could sense, was about to give—but, per Bloomberg, “Washington regulators and major banks continue to haggle…” True, home prices were up, which put a smile on Indianapolis homeowners’ faces. Yet the number of sales was less than overpowering. In reaction to the housing bust, regulators had tightened the screws on mortgage lenders, causing them to raise requirements for borrowers—Fishers mortgage applicants included. So although the price rises were encouraging, the difficulty in getting mortgages became a drag on the number of home sales.   Now the latest rumbles could be pote...

Buying a Fishers home—especially if it’s your first—takes attention to detail, even for home buyers with spotless credit. The challenge is a good deal greater if your credit score has dropped below the level most banks require to approve a home loan. The good news is that potential Fishers home buyers with less than outstanding credit can still buy their first home—if. That “if” is in italics because ignoring it can turn into a real stopper. The thing that can make buying a home possible even with spotty credit is if you do some careful financial planning.  Careful = details are attended to—every one. Financial = it’s about the money: columns of figures, dollars and cents—not emotion. Planning = charting out the specific effects of actions taken now. The first detail to be mastered is s...

Once your property appears in the Fishers listings it’s time to prepare for the all-important initial open house. Whether it’s really “all-important” (or just very important) is a matter for debate—you can’t really pin down exactly how important the initial open house is because some of its effect isn’t immediately measurable. Word-of-mouth takes time to spread—and sometimes prospective buyers take weeks or months of comparison shopping before they return to a property that made a lasting impression. Less subject to speculation is that a Fishers open house will expose your home to an array of interested consumers. The impression it makes will produce an impact that’s literally multiples of what any single showing can accomplish. More bang for the same amount of work. In addition to the...

“If you are selling a Geist home this fall, engage a staging professional to make your house look its best.” If cost weren’t a factor, most everyone would agree with that advice. But is staging really worth the price? Can staging in Geist actually help you sell your home? Of course, without being able to predict the future, a definitive answer isn’t possible. But there are at least three convincing reasons why a Geist home seller should at least consider making the investment: ·         Money   A recent study by a leading national real estate company found that staged homes sold for over 6% more than did unstaged homes. We’re used to seeing this kind of statistic offered by staging professionals themselves, but this time it’s confirmed by a less-interested source. One reason could be t...

In an improving residential real estate market, first time buyers may flinch at the greater loan amounts that accompany larger price tags. Lending standards have also put some first time buyers through a tougher gauntlet than faced during many previous eras. Although some easing is now beginning to take place, some Fishers first time buyers can still find it difficult to secure the level of funding they seek. For them, there are a number of alternative funding possibilities that first time home buyers in Fishers may wish to explore. Here are some of the assistance programs that can serve buyers as they go about buying that first home: The U.S. Department of Veterans Affairs (VA) Home Loan Guaranty Service is the most well-known of the programs, providing government guarantees for loans...

While commonly referred to in the same way as if it were a town or city, "Geist" is actually short for the reservoir that bears its name and around which waterfront estates and hundreds of upscale neighborhoods have been developed.   The Geist Reservoir was named for Clarence Geist, a former owner of the Indianapolis Water Company. Geist imagined this reservoir to address the expected future water needs of the growing Indiana capitol, Indianapolis. Planning began around the time of the first World War and over the next twenty years the Water Company's Shorewood Corporation purchased about 5,000 acres in the Fall Creek Valley and what was known as Germantown, IN. Today, Germantown is, well, underwater. And we don't mean in financial trouble.   The Geist dam was completed in 1943, but the...

There is encouraging news for some prospective homeowners with a Fishers foreclosure in their recent past: more common sense seems to have entered the picture.   The financial crisis that began in 2007 caused global disarray: across the U.S. (and our town was no exception), large numbers of responsible homeowners were clobbered by the fallout, often finding their incomes suddenly reduced or even obliterated as business cutbacks and closings reverberated through the economy.   The Fishers foreclosure rate jumped as a direct result—and it’s taken quite a while for the effects of that to work through the system. But even after the economy has resumed something like normal activity, more than a few local residents have found themselves having to deal with how a Fishers foreclosure on thei...

If you're planning to sell your Fishers Indiana home, chances are you're also planning a few home improvement projects to help make that sale. Here's some good news: although they sound intimidating, home improvement projects don't have to be large scale or budget busting to add appeal and value to your home. The best home improvement projects for selling your Fishers Indiana home are ones that are affordable and universally appealing.Unless your home is in need of a major rehaul (Not sure? Ask your REALTOR®.), a realistic budget for pre-sale home improvements is about 2 percent of your home's value; roughly $4000 for a $200,000 home. That's not an insignificant amount of money, but the pay-off can come in the form of more showings, better first impressions of your home, a quicker sale,...
