The first Fishers Indiana real estate market report for 2013 leaves us optimistic that this will be a good year for the housing market in general and (finally!) sellers in particular. Closed Sales continue to skyrocket in Fishers; up 60 percent in January 2013 as compared to January 2012 and up 42.3 percent in the quarter ending in January 2013 when compared to the same three-month period last year. New Inventory, on the other hand, is growing at a much slower pace. January 2013 New Inventory is up just 1.6 percent from the previous year and 6.3 percent for the three months ending in January.   Although the Fishers housing market ended 2012 on a low-key note, with neither a bang nor a whimper, there already are signs that 2013 could be the uptempo year we've been waiting for! Fishers Housing Market Report | December 2012 In a month which is typically slow for real estate, the Fishers housing market report for December 2012 showed some nice gains in sales numbers from December 2011.  Notably, Median Sales Price rose 5.7% from the previous year, and Average Days on the Market dropped from 100 to 94. Originally posted at Fishers Real Estate Blog Homes sold in Fishers 2012 hit an incredible high in the 4th quarter of 2012 increasing over 40% from the same quarter a year ago.    If a sign of the economy moving forward is in housing…we are definitely moving forward. For the year 2012, there were 1,715 homes sold in Fishers compared with 1,447 a year ago; up nearly 20% for the year.   For the Marchant Team, 2012 was our best year in selling real estate since we started in 2001.  We sold nearly $25,000,000 this year and over 100 units.  The other statistics we watch our the days on the market and the average selling price.  Both of those stats were fairly consistent with 2012 at 90 days to sell a home on average and $230,000 as the average selling price…down just a bit from 2011.  Maybe ...

   We may already be well into 2013, but as far as the Fishers housing market reports go there are still a couple of months of 2012 left to analyze before we can figure out how the year really went. The Fishers housing market report for November 2012 builds on the positive reports that popped up throughout the year but really seemed to take hold beginning with the September 2012 housing market report. Sales numbers continue to improve in all categories. Average Sales Price was the exception, but as with the October Fishers housing market report, the numbers are skewed by a $382,000 difference between the most expensive home sold in November 2011 ($1,090,000) compared to the most expensive home sold in November 2012 ($608,000).   I have to admit it is a little scary being on the other side of a real estate transaction.  Yes, it is very hard to give up control….or at least it is for me.It took me a year to convince my son to purchase a home.  My son and his wonderful fiancée are getting married in June.  He was thinking it would be better to wait until after the wedding to get a home.  This would mean he would be renting an apartment for a third year.
